Job summary

Gillon Property Group seeks a Building Technician for Country Club Plaza in Kansas City, MO. You will perform preventive, corrective, and emergency maintenance across HVAC, plumbing, electrical, and general building systems in a high-traffic commercial property.

The role is hands-on, requiring multi-trade skills, the ability to work with tenants, and on-call availability. You will report to the Building Engineer and support a team maintaining a landmark destination for millions of visitors

Qualifications

  • Minimum three years of commercial, retail, or institutional building maintenance experience.
  • Generalist skill set across multiple building trades (HVAC, plumbing, electrical).
  • Ability to read blueprints, schematics, and equipment manuals.
  • Proficiency with hand tools, power tools, and standard maintenance equipment.
  • Valid driver's license and reliable transportation.
  • Ability to lift up to 50 pounds and perform physical work including climbing ladders, working at heights, and confined spaces.
  • Availability for rotating on-call shifts, including evenings, weekends, and holidays.

Responsibilities

  • Perform routine and preventive maintenance across HVAC, plumbing, electrical, and mechanical systems throughout the property.
  • Complete work orders promptly, documenting repairs and labor in the CMMS.
  • Inspect building systems, equipment, and common areas daily; identify and report deficiencies and safety hazards.
  • Carry out general building work, including carpentry, painting, patching, tile, and finish repairs.
  • Maintain plumbing fixtures, clear drains, replace fixtures, and repair leaks.
  • Make minor electrical repairs, including outlets, switches, light fixtures, and ballasts.
  • Change filters, belts, and other consumables on schedule per the PM program.
  • Monitor BAS settings for tenant comfort and energy efficiency.
  • Assist licensed technicians with HVAC servicing and chiller/boiler operations.
  • Respond to tenant temperature concerns and make adjustments promptly.
  • Keep public spaces clean and well-maintained; support seasonal readiness.
  • Coordinate with tenants to schedule and complete maintenance requests professionally.
  • Escort and monitor third-party contractors and vendors on the property.
  • Communicate maintenance updates and estimated timelines to property management.

Building Technician

Location: Country Club Plaza, Kansas City, Missouri Reports To: Building Engineer, Country Club Plaza Employment Type: Full-time, Non-Exempt

POSITION SUMMARY

The Building Technician keeps the buildings and common areas of Country Club Plaza safe, clean, and fully operational. This is a generalist trades role: the Technician performs preventive, corrective, and emergency maintenance across HVAC, plumbing, electrical, and general building systems at a large, high-traffic commercial property.

The work is hands-on and varied, and it calls for a skilled tradesperson who moves confidently between disciplines and takes pride in the day-to-day condition of a landmark place. The Technician reports to the Building Engineer and works as part of the property operations team, responding to tenant requests and keeping the Plaza reliable and well-presented for merchants and the millions of visitors who come each year.

KEY RESPONSIBILITIES
General maintenance and repairs
  • Perform routine and preventive maintenance across HVAC, plumbing, electrical, and mechanical systems throughout the property.
  • Complete work orders promptly, documenting repairs and labor in the computerized maintenance-management system (CMMS).
  • Inspect building systems, equipment, and common areas daily; identify and report deficiencies and safety hazards.
  • Carry out general building work, including carpentry, painting, patching, tile, and finish repairs.
  • Maintain plumbing fixtures, clear drains, replace fixtures, and repair leaks.
  • Make minor electrical repairs, including outlets, switches, light fixtures, and ballasts.
HVAC and mechanical systems
  • Change filters, belts, and other consumables on schedule per the preventive-maintenance program.
  • Monitor and adjust building-automation system (BAS) settings for tenant comfort and energy efficiency.
  • Assist licensed technicians with HVAC servicing and chiller and boiler operations.
  • Respond to tenant temperature concerns and make adjustments promptly.
Grounds and common areas
  • Keep public spaces, restrooms, corridors, and exterior areas clean, safe, and well-maintained.
  • Support seasonal readiness, including winterization, holiday lighting and decor, and irrigation.
Tenant and vendor relations
  • Coordinate with tenants to schedule and complete maintenance requests professionally and courteously.
  • Escort and monitor third-party contractors and vendors working on the property.
  • Communicate maintenance updates and estimated timelines to property management.
QUALIFICATIONS
Required
  • Minimum three years of commercial, retail, or institutional building maintenance experience.
  • Generalist skill set across multiple building trades, including HVAC, plumbing, electrical, and general building systems.
  • Ability to read and interpret blueprints, schematics, and equipment manuals.
  • Proficiency with hand tools, power tools, and standard maintenance equipment.

  • Availability for rotating on-call shifts, including evenings, weekends, and holidays.
Preferred
  • Experience at a retail or high-traffic commercial property.
  • Additional preference for experience at a historic or landmark property.
  • EPA Section 608 Universal certification.
  • Trade certification or vocational training in HVAC, electrical, or plumbing.
  • Experience with building-automation systems (BAS or BMS).
  • Familiarity with a computerized maintenance-management system (CMMS).
PHYSICAL REQUIREMENTS

The role requires the ability to lift and carry up to 50 pounds, climb ladders and stairs, work at heights and in confined spaces, and perform physical work outdoors in varied weather. Extended standing and walking, along with rotating on-call, evening, weekend, and holiday availability, are expected.
