Job description

SUMMARY:

The Maintenance Supervisor is responsible for training and supervising the Building Services Team, reducing operational costs while maintaining high-quality services, monitoring departmental compliance with GCCR policies, and managing administrative duties. The Supervisor assists the Building Services Manager in organizing, planning, and supervising all operational functions. The role requires active participation in construction, renovation, and maintenance activities as needed.

ESSENTIAL JOB DUTIES:

  1. Perform structural repairs, remodeling, and construction of buildings, facilities, and equipment, including gas, electrical, plumbing, partitions, flooring, roofing, doors, and windows.
  2. Consult with management to plan and interpret work specifications.
  3. Provide leadership, direction, and supervision to staff.
  4. Manage onsite performance and assist in development planning.
  5. Establish and review schedules and methods for maintenance services; allocate resources accordingly.
  6. Assist with budget development, oversight, and expenditure control.
  7. Recommend and coordinate training related to facility maintenance and safety.
  8. Coordinate with contractors for contracted services.
  9. Understand and adhere to GCCR mission statement and policies.
  10. Track personnel attendance, approve payroll, and participate in hiring processes.
  11. Coordinate equipment repairs and maintenance.
  12. Prepare and review personnel evaluations.
  13. Communicate effectively, especially in complex situations.
  14. Supervise renovations, new constructions, ensuring code compliance and quality.
  15. Develop plans, specifications, and work orders; confer with team on repair methods and scheduling.
  16. Implement preventative maintenance policies.
  17. Inspect facilities for maintenance, safety, and cleanliness; assign duties accordingly.
  18. Respond to safety violations and safety standards compliance.
  19. Develop work methods, procedures, and standards to ensure compliance with laws and safety standards.
  20. Foster a team environment with effective communication and motivation.
  21. Provide guidance and coaching to team members on various work-related aspects.
  22. Seek opportunities to improve value and customer satisfaction.
  23. Set performance standards and hold team accountable.
  24. Manage performance through evaluations and feedback.
  25. Utilize a computerized maintenance management system for projects and requests.
  26. Identify and implement cost-saving opportunities; establish benchmarks.
  27. Engage in professional development to stay current with maintenance and safety procedures.
  28. Respond to emergency situations after hours, including alarms, leaks, HVAC issues, etc.
  29. Manage on-call schedules and participate in the rotation.
  30. Maintain professional conduct reflecting positively on GCCR.
  31. Perform other duties as assigned.

QUALIFICATIONS:

  • Five (5) years of progressively responsible experience in facility maintenance, renovation, and construction.
  • Proven ability to perform routine electrical, plumbing, painting, carpentry, HVAC, lock and door hardware repairs.
  • Experience troubleshooting in various craft areas.
  • Knowledge of building systems and ability to coordinate repairs and evaluate contractors.
  • Leadership skills to develop a motivated property management team.
  • Effective supervision, planning, and evaluation skills.
  • Excellent interpersonal skills for diverse relationships.
  • Ability to understand and communicate policies and procedures.
  • Strong organizational and time management skills.
  • Experience in researching and purchasing maintenance materials and services.
  • Diplomatic skills for complex organizational interactions.
  • Must pass background check and hold a valid California driver’s license.
  • Ability to respond to emergencies after hours.

SKILLS:

Ability to interpret safety rules, operating instructions, and manuals; respond effectively to inquiries and complaints; write reports; and present information clearly. Strong interpersonal skills are essential.

MINIMUM EDUCATION:

Bachelor’s degree in a related field or equivalent experience.

MATHEMATICAL SKILLS:

Proficiency in basic math, including fractions, percentages, ratios, and proportions; ability to interpret instructions and apply mathematical concepts to practical situations.

REASONING ABILITY:

Ability to apply common sense reasoning, define problems, collect data, and draw valid conclusions. Must maintain focus and organizational skills under disruptive conditions.

PHYSICAL DEMANDS:

Moderate to heavy physical activity required, including lifting objects up to 50 pounds, extended standing/walking, climbing ladders, and working in tight spaces with protective gear. Exposure to hazards and environmental elements is possible.

WORK ENVIRONMENT:

Work is performed in moderate noise environments, with increased noise on the casino floor, which is also a smoking environment. Tolerance to tobacco smoke is necessary.
