Building Service Engineer

Facilities Management Department, Cal Poly Humboldt

Position Summary

The Building Services Engineer performs a full range of independent skilled trades work and related tasks to maintain and modify building heating, ventilation, plumbing, electrical, mechanical, refrigeration, air conditioning, commercial kitchen equipment, commercial laundry equipment, and water systems. Incumbents may provide instruction and lead direction to unskilled and semi‑skilled assistants.

Key Responsibilities
  • HVAC Systems Operation, Maintenance & Automation (25%) – Operate, maintain, repair and inspect heating, ventilating, air conditioning, refrigeration and water systems and equipment; test, adjust and calibrate boilers and air conditioning machinery; chemically treat boiler water; maintain, inspect, diagnose and perform emergency repairs to gas, water, refrigerant, air and oil distribution systems; respond to service requests; use building automation and control systems; monitor and adjust systems; maintain logs; monitor swimming pool chemistry.
  • Duties Specific to Assignment for Evening & Weekend Shifts (25%) – Act as first responder to campus emergencies; perform basic tasks in plumbing, carpentry, electrical and custodial trades; respond to fire alarms, elevator outages, power outages, flood and other adverse conditions; communicate incidents via oral and written reports; represent the Facilities Management Department outside of regular hours.
  • Preventive Maintenance, Service Requests & Trade Support (20%) – Respond to routine maintenance and service requests; prioritize requisitioning materials and supplies; participate in maintenance and operations of trade shops; consult and work with other trades workers; monitor contractor work; perform all work in accordance with safety procedures; clean, maintain, and service tools and equipment; provide instruction to assistants.
  • Commercial Equipment Maintenance (Kitchen & Laundry Systems) (15%) – Maintain and repair commercial kitchen equipment (fryers, walk‑in coolers, grills, steamers, dishwashers) and campus‑owned commercial laundry equipment.
  • Administrative Support, Documentation & Logistics (10%) – Drive to and from job locations; load and unload tools and materials; track and report time and materials; estimate cost, time and materials; assist in inventorying stock; prepare standard reports; attend mandatory training and meetings; perform necessary functions during emergencies.
  • Other Duties as Assigned (5%) – Perform duties as listed in classification standards.
Knowledge, Skills, and Abilities
  • Knowledge of low‑pressure boilers, heating, pneumatic, ventilating, air conditioning, refrigeration, mechanical equipment, and HVAC safety codes.
  • Knowledge of tools, materials, and methods for operation, maintenance, and repair of such equipment.
  • General knowledge of ventilation principles, thermal dynamics, closed water systems, and energy management systems.
  • Ability to read, interpret, and work from blueprints, plans, drawings, and specifications; make rough sketches; estimate cost, time, and materials; prepare standard reports.
  • Ability to install, operate, and repair HVAC equipment; maintain records; provide instruction; respond to emergencies; perform arithmetic; work independently with supervision; operate and maintain necessary tools and equipment; use computers and tablets with Microsoft Office Suite and Google Suite; use two‑way radios; observe safety requirements; communicate effectively; accommodate changing priorities; operationalize sustainability concepts.
Minimum Qualifications

Two years of journey‑level experience in the operation, maintenance and repair of boiler, heating, ventilating, refrigeration and air conditioning equipment and systems or the equivalent combination of formal coursework in mechanical technology and hands‑on experience.

Preferred Qualifications
  • Experience performing the duties described herein within a school, university or institutional environment.
  • Working knowledge of JCI Metasys & MUI.
  • EPA 608 Certification or ability to obtain it quickly.
  • Valid California driver’s license with a safe driving record.

Full‑time, benefited, non‑exempt 12‑month pay plan, permanent position with a one‑year probationary period.
