Job summary

California State University, Fullerton is seeking a Building Service Engineer to maintain and operate campus mechanical systems, including Central Plant, chillers, boilers, and HVAC components.

The role requires journey-level experience, ability to read blueprints, and strong preventative maintenance skills, with a Monday–Friday schedule and occasional after-hours as needed.

Qualifications

  • Two years of journey-level experience in operation, maintenance, and repair of boiler, heating, ventilating, refrigeration, and air conditioning equipment and systems.
  • Thorough knowledge of high- and low-pressure boilers, heating, pneumatic, ventilating, air conditioning, refrigeration, and other mechanical equipment.
  • Ability to read, interpret, and work from blueprints, plans, drawings, and specifications.
  • Ability to maintain records and retrieve data related to work performed using manual and/or computerized record-keeping systems.

Responsibilities

  • Operate, maintain, inspect, repair, and install mechanical equipment and systems across campus.
  • Monitor system performance, respond to equipment failures and emergencies, perform preventive maintenance.
  • Utilize CMMS and ensure compliance with codes, regulations, and safety standards.
  • Collaborate with supervisors, leads, fellow trades personnel, contractors, and campus stakeholders.

Capital Programs and Facilities Management (CPFM) within the Division of Administration and Finance is committed to planning, developing, and maintaining a safe, sustainable, and high-quality learning and working environment for the campus community. Facilities Management provides oversight of university resources and assets and is responsible for the development of the University’s facilities including land use planning, capital improvement, project development, construction, as well as facilities operations and maintenance including custodial services, landscape services, building trade services, mechanical and electrical, and recycling services. We seek an exceptional individual to join our Building Service Engineers team as the Building Service Engineer. The ideal candidate in this role should have a positive attitude and an active, energetic mind characterized by highly ethical practices and a commitment to inclusivity, openness, flexibility, integrity, and kindness.

Duties and Responsibilities

Under the general supervision of the Mechanical Trades Operations Manager, the Building Service Engineer is responsible for the operation, maintenance, inspection, troubleshooting, repair, and installation of mechanical equipment and systems supporting campus facilities. This includes the Central Plant and trigeneration systems, chillers, boilers, cooling towers, cooling and heating water pumping systems, air compressors, air dryers, thermal energy storage systems, photovoltaic (PV) and associated controls and equipment. The Building Service Engineer operates, maintains, services, installs, troubleshoots, repairs, and inspects a full range of heating, ventilation, air conditioning (HVAC), refrigeration, and related mechanical systems and components throughout the University. Responsibilities include monitoring system performance, responding to equipment failures and emergencies, performing preventive and corrective maintenance, utilizing computerized maintenance management systems (CMMS), and ensuring compliance with applicable codes, regulations, and safety standards.

This is a critical position responsible for maintaining the reliability, efficiency, and safety of campus infrastructure in support of the University's mission, vision, and values. The Building Service Engineer regularly interacts with the campus community and collaborates with supervisors, leads, fellow trades personnel, contractors, consultants, and campus stakeholders. Demonstrates initiative, accountability, technical expertise, and a commitment to providing exceptional service while fostering a safe, comfortable, and productive learning, research, and working environment. Other duties as assigned.

Essential Qualifications

Two years of journey-level experience in the operation, maintenance, and repair of boiler, heating, ventilating, refrigeration, and air conditioning equipment and systems or the equivalent combination of formal course work in mechanical technology and hands‑on experience. Thorough knowledge of high- and low‑pressure boilers, as well as heating, pneumatic, ventilating, air conditioning, refrigeration, and other mechanical equipment. Thorough knowledge of the methods, tools, and materials used in the operation, maintenance, and repair of such equipment. General knowledge of ventilation principles, thermal dynamics, and closed water systems. Working knowledge of energy management systems including the ability to understand and use system features. Ability to install, operate, and repair HVAC equipment and systems. Demonstrated high degree of mechanical skill equivalent to journey-level in one or more related trades such as plumbing, pipe fitting, electrical or air conditioning. Ability to read, interpret, and work from blueprints, plans, drawings, and specifications. Ability to make rough sketches and estimate costs, time, and materials required for mechanical work. Ability to maintain records and retrieve data related to work performed using manual and/or computerized record‑keeping systems. Ability to prepare standard reports, provide instruction to unskilled and semi‑skilled assistants, and analyze and respond appropriately to emergency situations. Ability to read and write at a level appropriate to the position and perform arithmetic calculations as required by the position.

A background check (including a criminal records check) must be completed satisfactorily and is required for employment. CSU will make a conditional offer of employment, which may be rescinded if the background check reveals disqualifying information, and/or it is discovered that the candidate knowingly withheld or falsified information. Failure to complete the background check satisfactorily may affect the continued employment of a current CSU employee who was conditionally offered the position.

Preferred Qualifications

Experience operating and maintaining Energy Management Systems (EMS), Building Management Systems (BMS), including Andover lnfinity controls, turbine generators, chillers, cooling towers, boilers, and Programmable Logic Controller (PLC)-based control systems. Knowledge of central plant operations, power generation, and building systems in large institutional, commercial, or university facilities. Training and certification in asbestos awareness, asbestos safety, and asbestos‑related work practices. Demonstrated ability to troubleshoot complex mechanical and control systems and support the efficient operation of critical campus infrastructure.

License/Certifications

A valid California driver’s license.
