Job summary

Menkes Developments Ltd. seeks qualified Building Operators for two LEED Platinum office towers, to join the Building Operations Team and support daily building operations at One York Street and 100 Queens Quay East.

Permanent, full-time positions require 5+ years in Building Operation, experience with large office systems, safety training, and the ability to coordinate with contractors while maintaining high service standards for tenants and staff.

Qualifications

  • 5+ years of direct experience in Building Operation, with an emphasis on Class A office buildings.
  • Experience with heat exchange units and EnWave Deep Lake Cooling system is an asset.
  • Hands-on water testing.
  • Solid working knowledge of OHSA.

Responsibilities

  • Participate in all activities related to proper and efficient operation of building systems.
  • Monitor tenant construction and capital projects to ensure base building systems are not altered or damaged and that building codes are followed by contractors.
  • Liaise with consultants and supervise outside contractors to ensure compliance with building rules and regulations.
  • Provide a continuous “on-line” operation of all building systems during normal working hours.
  • Complete maintenance and repairs (filters, lamps, plumbing, belts, doors, etc.).
  • Conduct regular interior, exterior and roof inspections for damage and repairs.
  • Perform daily walk-throughs, water treatment tests and readings.
  • Perform grounds maintenance and litter pickup.
  • Perform monthly testing of various systems.
  • Perform preventative maintenance on electrical/mechanical/structural components.
  • Assist in obtaining quotes for work.
  • Prepare/submit operational reports monthly with meter readings.
  • Respond to tenant requests via Angus work order system and escalate complex items.
  • Communicate health, safety, environmental concerns to supervision/management.
  • Guide junior team members on safe, efficient work.
  • Adhere to health and safety policies.

About The Job

We are seeking qualified, experienced individuals for the roles of Building Operator at two of our LEED Platinum office towers. In this capacity you will be part of the Building Operations Team, playing a front-line role in the day-to-day operations of the building, in close collaboration with the on-site Property Management Team, contractors, consultants. Openings are for roles based at One York Street and 100 Queens Quay East.

Compensation

Annual base salary in the range of $65,000 to $75,000

Eligible for overtime and on-call pay

Responsibilities

  • Complete maintenance and repairs as required, including, but not limited to filter replacement, lamp replacement, plumbing repair work, belts and small motor replacements, doors, locks, etc.
  • Conduct regular interior, exterior and roof inspections for damage and perform or arrange repairs.
  • Perform daily walk-throughs, check equipment, conduct water treatment test and take readings.
  • Perform grounds maintenance, picking up litter on the property.
  • Perform monthly testing of various systems.
  • Perform routine maintenance and preventative maintenance on the electrical/mechanical and structural components as required.
  • Assist in obtaining quotes for work to be performed.
  • Prepare and submit operational reports monthly, including logging and monitoring all utility meter readings.
  • Perform preventative maintenance program inspections and tasks and ensure all data required is entered.
  • Respond to tenant requests by way of the Angus work order system and ensure open items are completed.
  • Escalate work orders of a more complex nature as required to the Operations Supervision/Management Team.
  • Communicate, health, safety and environmental concerns that affect staff, tenants and the public to Operations supervision/management.
  • Provide guidance to junior members of the Team to ensure work is being performed in a safe and efficient manner.
  • Conduct work in a safe manner and adhere to the Company’s health and safety policies and procedures.
Qualifications
  • Completion of BES I & II
  • Completion of WHMIS, Lock-Out/Tag-Out; Working at Heights.
  • Completion of First Aid with CPR.
  • 5+ years of direct experience in the Building Operation field, with an emphasis on Class A (and higher level) office buildings.
  • Experience in the operation of heat exchange units, the EnWave Deep Lake Cooling system and steam heating system is an asset.
  • Hands-on working experience with water testing.
  • Solid working knowledge of the OHSA.
  • Ability to communicate clearly and effectively, both verbally and in writing.
  • A strong drive to work as a member of a team, delivering results based on collaboration.
  • A customer-centric attitude, with a focus on leaving a professional and positive impression in each interaction.
  • Flexibility to work in an environment where shifts rotate on a regular basis.
  • Ability to work with minimum supervision on a daily basis.
