Responsibilities

  • Be familiar with all aspects of building operations (HVAC, mech, electrical, plumbing, life safety) and ensure safe, efficient operation and compliance.
  • Conduct inspections of site mechanical, electrical, and HVAC systems and related equipment; log readings.
  • Take daily readings of major equipment and inspect for irregularities.
  • Perform minor maintenance and repairs (belt/filter, lamp, housekeeping, plumbing) as needed.
  • Collaborate with office services and facilities staff for daily operations.
  • Complete duties with minimal supervision per schedules.
  • Coordinate with facilities staff for smooth operations.
  • Inspect interior, exterior, and roof; arrange repairs when needed.
  • Ensure signage and lighting are functional.
  • Maintain emergency contact lists and review life safety procedures.
  • Monitor fire protection and life safety systems; report discrepancies.
  • Support fire drills and coordinate maintenance with subcontractors.
  • Ensure service contracts are followed and contractors are supervised.
  • Carry out preventative maintenance on equipment and systems.
  • Respond to tenant concerns and after-hours emergencies.
  • Maintain shop and equipment inventory; request replacements.

Our services include: natural gas gathering, treating, processing, transportation and storage; NGL transportation, fractionation, storage and import and export terminals; crude oil gathering, transportation, storage and terminals; petrochemical and refined products transportation, storage and terminals; and a marine transportation business that operates primarily on the United States inland and Intracoastal Waterway systems. The partnership’s assets include approximately 50,000 miles of pipelines; 260 million barrels of storage capacity for NGLs, crude oil, refined products and petrochemicals; and 14 billion cubic feet of natural gas storage capacity.

The Building Operator at 10910 Eagle Drive – Mont Belvieu, TX and surrounding locations plays a critical role in the daily operation and preventive maintenance of buildings and mechanical systems. In addition, the Building Operator will provide necessary administrative support to other Facilities & Office Services personnel. The primary objective of the Administration Building Operator is to ensure that this critical building is being managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency. Responsibilities include, but are not limited to:

  • Be familiar with all aspects of the building operations, including but not limited to HVAC, mechanical, electrical, plumbing, life safety, etc. and ensure all equipment and systems are operated in a safe and efficient manner and in compliance with all applicable government codes & regulations.
  • Conduct inspections on all site mechanical, electrical, and HVAC systems and related equipment, including but not limited to: air conditioners, water treatment, life safety equipment, etc., on daily/weekly basis and complete appropriate record logs in order to ensure equipment is maintained in good working order.
  • Take daily readings of all major equipment including but not limited to: air supply temperatures, water temperatures and pressure readings, etc. document and inspect for irregularities in readings.
  • Complete minor maintenance and repairs as required; including, but not limited to, belt & filter replacement, lamp replacement, housekeeping of common areas, washroom and plumbing repair work, etc.
  • Works as a team member with office services staff and facility management to support the day-to-day office administration responsibilities and operation of the property.
  • Perform and complete all assigned duties & responsibilities with minimum supervision as per agreed schedules.
  • Work closely with other Facilities & Office Services staff to ensure smooth building operations.
  • Conduct regular interior, exterior and roof inspections of properties for damage and perform or arrange repairs.
  • Ensure signage and lighting is in good working condition.
  • Maintain a list of up to date and accurate emergency contact information and regularly review the procedures for life safety, emergency response and the fire safety plan.
  • Monitor buildings security system, fire alarm panel and sprinkler system regularly for proper operation and report any discrepancies.
  • Ensure all health, safety and security procedures are adhered to and areas of concern are reported to the appropriate parties in a timely manner in order to limit exposure to liability and loss.
  • Inspect & test fire protection equipment & systems at recommended intervals for proper operation to meet legislative requirements and ensure tenant and customer safety.
  • Assist in conducting the required fire drills.
  • Upon approval from Facilities Management personnel, coordinate and schedule all required maintenance or repair/replacement with the appropriate subcontractor.
  • Ensure service contracts are enforced, service levels are achieved, and contractors are adequately supervised when on site.
  • Carry out or supervise execution of all preventative maintenance tasks as prescribed on all equipment and systems.
  • Respond to tenant concerns in a timely manner and assist in solving problems as required
  • Respond to after hour calls and or emergencies

Qualifications

The successful candidate will meet the following qualifications:

  • Minimum 7-10 years experience in general maintenance in a commercial, retail or industrial environment.
  • Minimum 7-10 years experience in HVAC, Plumbing, Electrical, Fire Alarm Systems, Generators and other related equipment and systems.
  • Sound knowledge of building systems, life safety, and emergency procedures.
  • Hands on and strong knowledge of general maintenance.
  • Ability to read and interpret mechanical/electrical blueprints.
  • Good communication and customer service skills.
  • Able to work independently with minimal direction and able to respond quickly to emergency situations.
  • Great time management skills and ability to prioritize work in order to deliver successful results within agreed upon time frames.
  • Collaborative worker and effective member of a team.
  • Good judgment and decision-making skills.
  • Detail oriented and good organization skills.

Positive attitude and willingness to work overtime and respond to emergencies.

  • Must live or relocatewithin 45 minutes of reporting location.
