Job summary

Qualifications

• High school diploma or GED required.
• 3+ years of building maintenance, construction, or repair experience for Tech I; 5+ years for Tech II.
• Journey-level certification in electrical, HVAC, carpentry, plumbing, etc. preferred.
• Experience interpreting blueprints, sketches, and work orders; basic computer skills for assignments.
• Valid Arizona driver’s license or ability to obtain within 6 months.

Responsibilities

• Perform hands-on repairs and maintenance across trades, including carpentry, electrical, plumbing, HVAC, roofing, painting, masonry, and custodial tasks.
• Handle planning, material and labor estimates, and maintain logs of work orders and safety data.
• Supervise maintenance staff, temporary workers, community service workers, or inmate labor; coordinate with outside contractors as needed.
• Collaborate with City staff and vendors to determine maintenance needs and improve processes.

City of Kingman – Full‑time Building Maintenance Technician II – Public Works Building Department

Position is FLSA non‑exempt – subject to overtime/call‑out pay

The City of Kingman is seeking a highly capable, journey‑level Facilities Maintenance Specialist to perform a wide variety of skilled, semi‑skilled, and technical tasks. In this hands‑on role, you will be responsible for the comprehensive repair, remodeling, maintenance, and custodial care of municipal buildings and properties, working under the general direction of the Building Maintenance Operations Supervisor.

About You

You are a fully competent, multi‑trade professional who brings a high degree of expertise to several fields—including rough and finish carpentry, plumbing, electrical, HVAC, roofing, painting, and masonry. You are comfortable interpreting blueprints, sketches, and digital work orders, and you possess the moderate computer skills needed to manage varied assignments. Whether tackling projects independently or working as part of a team, you take ownership of selecting the right tools and methods for the job. You are also a natural leader, ready to step up as a crew leader to supervise maintenance personnel, temporary staff, community service workers, or DOC inmate workers as needed to keep City facilities running safely and efficiently.

Education & Experience

Tech I Level

• Graduation from high school or GED equivalent.
• A minimum of 3 years of building maintenance, construction, or repair experience.
• Supplemental education or technical training in a field related to building maintenance through a recognized trade union, technical school or equivalent, accredited college or university desired.
• Any combination of experience and training which demonstrates the knowledge and experience to perform the assigned work.

Tech II Level

• Graduation from high school or GED equivalent.
• A minimum of 5 years of building maintenance, construction, or repair experience.
• Possession of journey‑level certification in area of assignment (or demonstrated journey‑level proficiency): electrical, HVAC, carpentry, plumbing, etc. preferred. (Tech II)
• Supplemental education or technical training in a field related to building maintenance through a recognized trade union, technical school or equivalent, accredited college or university desired.
• Any combination of experience and training which demonstrates the knowledge and experience to perform the assigned work.

Special Requirements

• Valid Arizona Driver’s License or ability to obtain one within 6 (six) months.
• Based on assignment, may be required to participate and obtain OSHA work site safety training certifications.
• Based on assignment, may be required to participate and obtain NIMS (National Incident Management System) training certifications.

Skilled Trades & Facilities Maintenance (55%)

Perform hands‑on semi‑skilled and skilled technical repairs, preventative maintenance, and physical facility upkeep across all City buildings. This primary duty encompasses multi‑trade work including rough and finish carpentry, minor electrical (replacing motors, switches, fixtures, and breakers), plumbing (installing lines, fixtures, valves, and water heaters), and HVAC troubleshooting. Responsibilities also include masonry, concrete pouring, roofing repairs, plastering, painting, flooring installation, moving heavy equipment, and performing basic custodial tasks to ensure building safety and operational continuity.

Project Planning, Estimating & Administrative Compliance (20%)

Handle the technical planning, administrative tracking, and code compliance necessary for building upkeep and small construction projects. Core activities include studying blueprints, drafting detailed drawings, calculating material and labor estimates, and ordering supplies. This role requires maintaining precise logs of completed work orders, maintaining Safety Data Sheets (SDS) for chemicals, ensuring compliance with local, state, and federal codes, and managing work order prioritization to resolve facility issues efficiently.

Supervision, Scheduling & Contractor Oversight (15%)

Provide operational leadership, training, and coordination for maintenance activities. Duties include assisting in the planning and assignment of daily work schedules, as well as supervising department personnel, temporary workers, community service workers, or inmate labor. Additionally, this function involves serving as a technical resource for facilities personnel, monitoring outside contractors to ensure work aligns with standards, and stepping in for special assignments or flexible shifts (mornings, evenings, weekends) as required.

Customer Service, Communication & Process Improvement (10%)

Deliver professional service and foster positive working relationships with City staff, vendors, and the public. This role requires active collaboration to determine maintenance needs, clear written and oral communication, and a constructive approach to continuous process improvement. Focus areas include reducing task turnaround times, recommending operational efficiencies, adhering to City safety policies, and participating in employee committees or interdepartmental initiatives.
