Building Maintenance Technician II needed in Herndon, VA, US. The role entails executing technical installations, repairs, and upkeep for all properties owned by the HOA in Herndon, VA. Compensation:
$28 - $34 hourly
Responsibilities:
- Monitor, repair, install, and perform routine maintenance on all HOA-owned building facilities and associated equipment, including HVAC, electrical, water pumps, generators, carpentry, drywall repair, and other mechanical systems. Implement preventative maintenance programs.
- Maintain maintenance schedules and policies for all systems and equipment.
- Present job cost documentation, including material lists, labor estimates, and schedules.
- Diagnose problems under supervision and coordinate repairs with contractors and repair personnel.
- Maintain records and reports on repair, maintenance, and replacement needs.
- Serve as backup for the Building Maintenance Technician I and division personnel.
- Relocate or repair office and facility furniture and equipment as needed.
- Respond to emergencies, including structural, equipment failures, plumbing, electrical issues, fire alarms, and power failures.
- Handle after-hours emergency calls regarding building security and malfunctioning systems.
- Monitor safety equipment, including fire alarm systems.
- Develop and maintain records of emergencies and equipment failures.
- Perform related tasks as required.
Qualifications:
- Experience in construction, carpentry, and remodeling, including construction methods and materials.
- Knowledge of county and state building, fire, and electrical codes as a journeyman technician.
- Care, maintenance, and safe operation of equipment.
- Understanding of occupational hazards and safety precautions.
- Practices used in construction, plumbing, and electrical work.

- Organize, prioritize, and exercise sound judgment independently.
- Communicate clearly and effectively both orally and in writing.
Abilities:
- Operate diagnostic equipment such as amp meters, voltage meters, circuit testers, and other instruments under supervision.
- Diagnose and detect repairs for structures and equipment including HVAC, generators, and elevators.
- Design and build projects like walls, shelving, sidewalks, and storage spaces.
- Secure information and draft job cost estimates for materials and labor.
