The City of Hendersonville is seeking a Building Maintenance Technician to perform diverse maintenance tasks including carpentry, plumbing, painting, and electrical repairs on city facilities. The role involves working under supervision and requires effective communication and record-keeping skills. Individuals will need a valid driver's license and specific certifications are essential within the first year of employment.
An employee in this class performs a variety of tasks related to the maintenance and repair of city buildings and other facilities. Work includes performing various maintenance tasks such as carpentry, painting, electrical, and plumbing repairs to buildings, park equipment, swimming pool and related facilities. Work is performed under the direction of the Building Maintenance Supervisor and is evaluated by visual inspection of work, periodic meetings, compliance with safety procedures, and overall quantity and quality of work performed.

QUALIFICATIONS FOR BUILDING MAINTENANCE TECHNICIAN I – Grade 12 - $43,077.05 - $54,319.32
Education and Experience:
Graduation from high school or GED equivalency, and one (1) year of experience in general maintenance of facilities and buildings; or an equivalent combination of education and experience.
Special Qualifications:
Requirement exists at time of hire and as a condition of continued employment.
QUALIFICATIONS FOR BUILDING MAINTENANCE TECHNICIAN II – Grade 13 - $45,230.90 - $57,035.29
Education and Experience:
Graduation from high school or GED equivalency; two (2) years’ experience in general maintenance of facilities and buildings; or an equivalent combination of education and experience.
Special Qualifications:
Requirement exists at time of hire and as a condition of continued employment.
QUALIFICATIONS FOR BUILDING MAINTENANCE TECHNICIAN III – Grade 14 - $47,492.45 - $59,887.05
Education and Experience:
Graduation from high school or GED equivalency, prefer associates degree or NC trades license, or Building Maintenance Certification from an organization that requires a minimum 50 hours of training and testing to achieve the certification; Four (4) years’ experience in general maintenance of facilities and buildings; or an equivalent combination of education and experience.

Knowledge, Skills, and Abilities:
PHYSICAL DEMANDS
Work in this class is defined as heavy work requiring physical exertion of in excess of 100 pounds of force occasionally, and/or in excess of 50 pounds of frequently, and/or up to 20 pounds of force constantly to move objects. Employees must perform physical activities such as climbing, balancing, stooping, kneeling, crouching, reaching, walking, standing, pushing, pulling, lifting, grasping, feeling talking, and hearing. Employees must have the visual acuity to visually inspect small defects or parts, operation or inspection of machines and earth moving equipment, use measurement devices, and to determine the neatness and accuracy of work assigned. Employees must have the stamina to work for extended periods, some of which in emergency situations.
WORK ENVIRONMENT
Work is performed primarily in outside environmental conditions including extreme heat and cold with snow and ice. Employees are subject to noise which may cause the employee to shout in order to be heard above the ambient noise level. Employee is subject to vibration, such as exposure to oscillating movements of the extremities or whole body and is also subject to workplace hazards including proximity to moving mechanical parts or exposure to chemicals, oils, fuels, and potential for blood borne pathogens in raw untreated sewage. Employees are subject to atmospheric conditions due to exposure to fumes, odors, dust and oils. May work in close quarters, crawl spaces, shafts, manholes, small areas of water lines, and other areas which could cause claustrophobia.
