Job summary

AKAM is seeking a Building Maintenance Technician in Miami, FL. The role is full-time and involves maintaining residential properties to high standards of safety, functionality, and appearance.

You will handle HVAC, plumbing, electrical tasks, and general repairs, with a focus on proactive maintenance and customer service. This on-site position runs Tue through Sat, 9:30am to 6:00pm, with on-call rotation as applicable.

Qualifications

  • Residential maintenance or handyman experience required.
  • Knowledge of plumbing, electrical, and HVAC systems.
  • Ability to use hand and power tools safely; must provide own tools.
  • Strong troubleshooting and problem-solving skills.
  • English speaking/writing; Spanish helpful.

Responsibilities

  • Perform general maintenance on HVAC, including clearing lines and changing filters.
  • Perform general plumbing tasks, such as replacing fixtures and lines.
  • Maintain ladders, clean fans, gutters, and AC vents.
  • Perform minor electrical maintenance and fixture replacements.
  • Inspect property to identify maintenance issues and address them proactively.
  • Maintain and repair equipment in common areas (lobbies, hallways, laundry rooms, pools, outdoor areas).
  • Respond to work orders and service requests professionally and promptly.
  • Ensure compliance with safety protocols and HOA codes.
  • Clean trash receptacles inside buildings and around the community.
  • Update maintenance logs and inventory records.
  • Set up and break down for community events or board meetings.

Position Summary:
We are seeking an experienced and dependable Maintenance Technician to join our team. The ideal candidate will be a self-starter with a background in building maintenance and customer service. You will be responsible for ensuring the property is maintained to high standards of functionality, safety, and appearance. This is a fulltime role, working Tues thru Saturday from 9:30am to 6:00pm (Sun/Mon off).

Key Responsibilities:

  • Perform general maintenance on HVAC such as clearing lines, and changing filters
  • Perform general plumbing, such as replacing fixtures, and existing plumbing lines
  • Perform maintenance on ladders, such as cleaning of fans, gutters, and AC Vents
  • Perform minor electrical maintenance, such as changing out existing fixtures.
  • Experience in changing out, or installing new locksets, with OTC hardware
  • Inspect property regularly to identify and address maintenance issues proactively.
  • Maintain and repair equipment in common areas such as lobbies, hallways, laundry rooms, recreation areas, pools, and exterior grounds.
  • Respond to work orders and service requests in a timely and professional manner.
  • Ensure compliance with safety protocols and HOA codes.
  • Clean all trash receptacles inside buildings, and around the community at designated stations.
  • Update maintenance logs and inventory records
  • Set up and break down for community events or board meetings if required.
  • Paint and maintain areas within the community as directed
  • Provide emergency on-call support on a rotating basis (as applicable).

Qualifications:

  • Proven experience in residential maintenance or handyman services (HOA, multifamily, or large property experience preferred).
  • Working knowledge of systems including plumbing, electrical, and HVAC.
  • Working knowledge or experience cleaning, sweeping, mopping, periodic light pressure cleaning, preferable in a commercial facility.
  • Ability to use hand and power tools safely and effectively. Must provide own general tools.
  • Strong troubleshooting and problem-solving skills.
  • Self-motivated with the ability to work independently and manage multiple tasks.
  • Excellent communication and interpersonal skills.
  • Must be able to speak and write in English, bilingual in Spanish is a plus.
  • Basic computer proficency
  • High school diploma or equivalent required
  • Trade school or certificates preferred
  • Valid driver’s license.

Physical Demands

  • Ability to lift 50+ lbs.
  • Frequent walking, standing, climbing ladders, and exposure to indoor/outdoor conditions.
