The City of Meridian seeks a Facilities Maintenance Technician to perform basic to moderate building maintenance, troubleshooting, and repairs at City facilities. This role covers carpentry, HVAC, electrical, plumbing, painting and remodeling while ensuring safety and code compliance.

Ideal candidates have journey-level experience or equivalent in one or more trades, and the ability to plan, prioritize, and document maintenance activities using MS Office and standard reporting tools.

Together, let's shape a brighter future for our community!Salary: $31.13, per hourJob Summary:The Facilities Maintenance Technician’s primary responsibilities are to conduct basic to moderate level building maintenance, troubleshooting and repair work at City facilities. This involves skills and knowledge in the disciplines of carpentry, HVAC, electrical, plumbing, painting and remodeling. Journey-Level experience in one or more of these disciplines is highly desired but not required. Other responsibilities include but are not limited to; Preventative, predictive and unplanned maintenance of city facilities (structures, systems, components and equipment), vendor/contractor oversight, contract management, and decision making as it applies to the aforementioned areas. Incumbent will collaboratively assist with the development and enhancement of facilities maintenance methods, procedures, monitoring, forecasting, and reporting. This role is directly involved and responsible for the planning and safe implementation of internal customer projects and requests as needed. Work is performed under moderate supervision and the incumbent reports to the Business Division in Public Works.Install, maintain, and repair basic mechanical and electrical, heating and ventilation systemsPerform a wide range of skilled and semi–skilled building trades work;Maintain and repair buildings and offices; Provide remodeling services requiring basic carpentry skills;Construct and repair office furniture, cabinets, shelving, partitions and fixtures; Install/attach cabinets and shelves to walls; Replaces doors and locks;Repair, replace, and install plumbing fixtures and appliances; Install and repair lavatory facilities and drinking fountains;Prepare, patch, and paint buildings and equipment;Move furniture as requested by building occupants;Conduct life/safety inspections on various equipment (e.g. fire extinguishers, safety lighting and signage) at City facilities;Facilitate testing and repair of electrical circuitry or components on a “like-for-like” basis;Perform basic inventory control and logistical support for sanitary supplies at City facilities;Learn applicable provisions of building, electrical, and plumbing codes;Recognize and locate conditions which require maintenance, construction, and repair jobs;Estimate time and materials needed to perform maintenance, construction, and repair jobs;Demonstrate working knowledge of MS Office: Outlook, Word, Excel;Ability to coordinate a maintenance schedule based on priority ranking;Perform general janitorial tasks when necessary;Meet multiple and sometimes conflicting deadlines.Demonstrate cooperative behavior with supervisors and colleagues.Maintain, install, relocate, and calibrate mechanical, electrical, and electronic temperature and humidity controls for heating and ventilation systems.Implement and perform preventative maintenance forecasting and reporting procedures for city facilities, equipment and systems;Provides remodeling services and tenant improvements;Ability to safely operate a variety of equipment, machinery, hand and power tools which include trucks, gauges, meters, various testing equipment and specialized trade equipment.Maintain a variety of records including inspection forms, records of repairs and purchases, protocols, procedures, construction drawings, photos, videos, and time sheets.Assists in budget planning and execution related to facilities maintenance.Provides oversight to janitorial staff and/or contracts and may have input into performance evaluations.Develop preliminary cost estimates for repairs, replacements and remodels. Secure quotes, RFP’s or appropriate Purchasing method for contracting services.Order various parts for HVAC, electrical, plumbing, and mechanical systems.Keep supervisor fully and accurately informed concerning work problems.Research new products and techniques. Insure product availability, quality, and cost effectiveness.Research and suggest changes to improve system efficiency.Perform oversight to contractors/vendors as required.Anticipate impact of equipment failure and identify planned and specific steps to minimize down time, and devise workarounds as appropriate;Communicate clearly and appropriately to staff before, during and after planned or unplanned equipment failures or maintenance;Diagnose malfunctioning systems, apparatus, and components using test equipment and hand tools to locate the cause of a breakdown and correct the problem and complete appropriate paperwork;Inspects building systems, equipment, and components to identify hazards, defects, and the need for adjustment or repair, and to ensure compliance with codes;Coordinate building systems maintenance and project work by vendors and contractors;Test electrical systems and continuity of circuits in electrical wiring, equipment, and fixtures, using testing devices such as ohmmeters, voltmeters, FLIR and computers to ensure compatibility and safety of system;Develop and implement maintenance and inspection plans to ensure reliability, sustainability and security of building systems infrastructure;Job Specifications:High School Graduate or completion of GED program and 2-year Technical College certificate (or equivalent) in an applicable trade is required.A minimum of four (4) year’s experience in building and construction trades including plumbing, electrical, mechanical, and HVAC maintenance.Experience in facilities repair, service and maintenance is required.Any combination of the above listed education, experience, or training that provides the knowledge, skills, and abilities necessary to perform the duties of this position may be considered.Knowledge, Skills & Abilities:Functional knowledge of electrical installation requirements; the appropriate use of lock out/tag out safety procedures; relevant occupational hazards and standard safety precautions;Basic understanding of uninterrupted power supplies and systems; fire alarm systems; HVAC control circuits; phone systems; large generator back-up systems; automatic emergency transfer switches;Excellent work ethic, initiative, and work organization are essential to successful performance;Ability to work under time constraints and manage priorities appropriatelyMust demonstrate the ability to collaborate and work effectively with othersAbility to interpret plans, schematics and blueprintsAbility to handle customer concerns or complaints skillfully and respectfullyAbility to effectively and efficiently apply problem-solving and decision-making skillsAbility to learn basic purchasing rules and procedures;Proficient technical writing skills;Working knowledge and demonstration of collaboration, communication, and coordination between peers, managers, contractors, and consultants;Ability to serve on cross-functional teams as necessary;Ability to learn and implement Continuous Process Improvement practices;Ability to work on-call or overtime as needed;Ability to learn and manage automated building system controls (e.g. HVAC, Alarms, Lighting)Licensing and Certification:Level I Building Operator certification required within 2 years of employment.Must have and maintain a valid Idaho Driver’s LicenseWork Environment and Physical Demands:Ability to lift 50+ lbs.Utilize a maintenance vehicleRequires driving a motorized vehicle or maintenance equipment;Indoor, outdoor, extreme weather exposure, shop environments, multiple buildings.Standing and walking for extended periods of time.Work includes protected exposure to infectious bacteria, bodily fluids, and chemicals.Additional environmental conditions include: exposure to biological and chemical hazards.Climbing and bending at the waist, crawling, kneeling, reaching, pushing, pulling, and working at heights.Reaching overhead, above the shoulders and horizontally.Dexterity of hands and fingers to operate power tools and equipment.Constantly requires clarity of speech and hearing, which permits the employee to communicate effectively.Good vision and ability to identify all colors.Good balance and coordination on ladders and lifts.Exposure to fumes from equipment operation;May work on a variety of ladders;Will work in the area of high voltage;Working in cramped or restrictive work chambers;Working around and with equipment having moving parts;Exposure to dust, dirt, oil/grease, and gases;May work around and in areas with high noise levels.Confined spacesTravel Requirements:Local travel is required, often using City vehicleRegional travel is required on occasionIf you like wild growth and working with happy, enthusiastic over-achievers, you'll enjoy your career with us!City of Meridian is an equal opportunity employer.
