Description

We are accepting applications for the position of Building Maintenance Supervisor. This is a skilled maintenance supervisor position responsible for the safe and efficient work in the installation, maintenance, cleaning, and repair of the City’s buildings and recreation facilities and associated equipment. Supervises maintenance of staff 3-10 people.


Work involves responsibility for supervising and participating in the work of small crews performing installation, maintenance, and repairs; to include instructing employees in the more difficult phases of the work. Assignments are ordinarily received in the form of work orders or complaints, and the employee is responsible for determining work methods and procedures. Work is reviewed through inspections and by discussions with administrative or technical managers and is under the general supervision of the Superintendent of Building Maintenance.

Will be required to get Building Operation Certification and maintain it and additional training as needed.

Requirements
  • High School diploma or GED
  • Courses in building construction, mechanics, and maintenance management; and/or a minimum of 5 years experience in the construction, installation, maintenance, and repair of indoor and outdoor facilities, to include such subsystems as plumbing, electrical, and HVAC.
  • Interested applicants should have basic understanding of typing, managing files, or running specialized programs without extra training
  • Work in various types of indoor and outdoor facilities, with physical activity involving: sitting, standing, walking, bending, working in a confined space. Must be able to carry 50 pounds or more, such as tools, equipment, supplies, and books.
  • Pre-employment drug screening and background check is required. All candidates must be willing to submit to random drug screenings
  • Will be required to get Building Operation Certification and maintain it and additional training as needed.
Summary

Summary and Purpose:

Supervises maintenance staff (Maintenance Worker I, Maintenance Worker II, Maintenance Worker III, Maintenance Assistant, Maintenance Secretary III).

Requirements and Qualifications

High School diploma or GED supplemented by courses in building construction, mechanics, and maintenance management; and/or the minimum of 5 years’ experience in the construction, installation, maintenance, and repair of indoor and outdoor facilities, to include such subsystems as plumbing, electrical, and HVAC; or any equivalent combination of experience and training which provides the following knowledge, skills, and abilities:

1. At least five years of related experience.

2. Considerable knowledge of facilities maintenance.

3. Considerable knowledge of price, grades and quality of materials and equipment.

4. Working knowledge of the hazards and safety precautions common to municipal maintenance and repair activities. Ability to implement division safety program.

5. Working knowledge of the practices, methods, materials, and tools used in modern equipment and facilities maintenance.

6. Skill in operation of most tools and equipment in division.

7. Establish and maintain effective preventive maintenance programs.

8. Prioritize and carry out assigned projects to their completion.

9. Establish and maintain effective working relationships with employees, supervisors, vendors, and the public.

10. Communicate effectively verbally and in writing.

11. Possess valid state driver’s license.

12. Work in various types of indoor and outdoor facilities, with physical activity involving: sitting, standing, walking, bending, working in confined spaces, and carrying light to medium weight items (50 pounds or less) such as tools, equipment, supplies, and books.

Duties and Responsibilities

1. Plan, carry out, and evaluate janitorial and maintenance schedules for all division equipment and facilities, either personally, or through assigned staff or outside vendors.

2. Assign, supervise, and evaluate the work of building maintenance employees and custodians or other assigned staff, and advise and assist subordinates as needed.

3. Ability to communicate orally and in writing in order to coordinate and complete duties and responsibilities.

4. Evaluate status of equipment and facilities, and schedule needed repairs or replacement.

5. Assist in the planning and coordination of building or capital improvement projects.

6. Conduct various analyses and inspections of heating, cooling, air handling, lighting, plumbing, and other building systems to determine the most cost-effective means of maintenance, repair, or replacement.

7. Develop shop procedures and budget data for the maintenance and repair of mechanical equipment and facilities.

8. Provide emergency field assistance to disabled equipment as needed and appropriate.

9. Serve as purchasing agent for central operating and janitorial/building maintenance supplies.

10. Assist in the preparation of bid specifications for equipment and facilities.

11. Foster safe division work environment and operation of equipment.

12. Facilitate training to subordinate personnel as required.

13. Prepare and administer the facilities budget in conformance with adopted policies and procedures.

14. Maintain records, prepare reports and other specialized maintenance records of facilities and equipment.

15. Coordinate the disposition of surplus property.

16. Establish and maintain effective working relationships with co-workers, vendors, and public.

17. Maintain current skills and knowledge for the safe and effective maintenance of City buildings and facilities. Required new training to meet the changing technology of today’s systems.

18. Coordinate work for temporary and seasonal employees.

19. Maintain regular and timely attendance.

20. Perform other duties as required.
