Job summary

Ryan Companies US, Inc. is seeking a facility maintenance professional to perform preventive maintenance on building systems and manage subcontractors. You will respond to tenant service requests, coordinate with the property manager, and maintain clean mechanical and utility spaces.

The role emphasizes energy management, safety compliance, and accurate documentation of work orders and time sheets, with on-call and weekend rotation as needed. Strong customer service skills are essential.

Qualifications

• Ability to properly troubleshoot MEP system failures and make needed repairs and/or devise workable solutions.
• Ability to prioritize workload while remaining flexible to a changing environment.
• Comprehensive knowledge of energy management systems.
• Proficiency with Microsoft Office and computerized maintenance management systems.
• Excellent customer service skills.

Responsibilities

• Perform preventive maintenance duties on building equipment and systems as scheduled.
• Manage and/or assist subcontractors with preventive maintenance, repairs and projects on building systems, equipment, or property.
• Respond to, evaluate, and complete tenant service work orders in a timely and professional manner.
• Work with the property manager and chief engineer to ensure proper services are provided to the building and assist with project planning and tenant improvement coordination.
• Maintain mechanical rooms, utility rooms and vacant areas in a neat and clean condition daily.
• Monitor energy system equipment, adjust set-points as needed, and record actions daily.
• Ensure Fire/Life/Safety equipment is performing as designed.
• Participate in on-call, after-hours, and weekend work when necessary.
• Complete all required training and safety programs.
• Provide exceptional customer service and exceed expectations.
• Lead by example in alignment with company values with staff and co-workers.
• Possess a proactive and collaborative, solution-oriented approach.
• Be self-motivated and work well in a team environment.
• Treat co-workers with respect and handle conflicts constructively.
• Demonstrate accuracy and timeliness in all documentation of work orders and time sheets.
