Job summary

Endeavor Real Estate Group in Austin, TX is seeking an experienced Building Engineer II to join our team. This role reports to the Property Manager and supports the operation and maintenance of commercial buildings, ensuring safety, reliability, and efficient energy use.

You will perform preventive maintenance on HVAC, electrical, plumbing, fire life safety, and building systems, supervise tasks, coordinate with vendors, and uphold OSHA guidelines while delivering excellent service to tenants.

Qualifications

  • High School Diploma or GED.
  • 5-7 years building engineering or related field with some supervision experience.
  • CFC Universal License (or within 90 days of employment).
  • Ability to lift 50 lbs and perform physically demanding tasks.
  • Proven ability to work in a team and follow instructions.

Responsibilities

  • Maintain HVAC systems including chillers, pumps, cooling towers, VFDs, terminal boxes, air handlers, and rooftop units.
  • Oversee preventive maintenance on such equipment and basic troubleshooting.
  • Monitor performance of mechanical/HVAC via BAS and adjust schedules and temperatures.
  • Read and interpret electrical diagrams; manage distribution panels and lighting control systems.
  • Perform minor plumbing repairs and coordinate with vendors for major work.
  • Supervise fire life safety systems inspections and repairs; ensure code compliance.
  • Assist construction management with plan reviews and as-built drawings.
  • Perform interior and exterior building inspections and coordinate maintenance needs.
  • Uphold OSHA safety guidelines and ensure compliance with codes and directives.

Endeavor is seeking an experienced Building Engineer II to join our team. This position will report to the Property Manager. We enjoy a hardworking, but fun office environment with a great team attitude.

Responsibilities
Mechanical
  • Maintain familiarity with different types of HVAC systems including but not limited to chillers, pumps, cooling towers, VFDs, terminal boxes, air handlers, roof top units.
  • Perform or oversee others performing preventative maintenance duties on such equipment including filter changes, belt changes, lubricating motors, cleaning coils, and identifying issues.
  • Understand principles of water treatment plan, oversee regular PMs of water treatment equipment and water testing.
  • Perform basic troubleshooting on equipment. Identify needed upgrades or major repair needs.
Automation Systems
  • Monitor performance of mechanical/HVAC equipment using the building automation system. Make changes to system including temperature adjustments, scheduling, and overall building pressures.
  • Knowledge of HVAC issues and troubleshooting through visibility of data points and trend logs within the BAS system.
  • Manage energy consumption and energy saving strategies. Meet energy saving goals related to building certifications including LEED, Energy Star, and other third party entities.
Electrical System
  • Knowledge of electrical system preventative maintenance measures (e.g., infrared, transformer and switchgear maintenance).
  • Troubleshoot basic circuitry and non-functioning components; be able to perform basic bulb and ballast replacements.
  • Manage electrical vendors to perform more major repairs and replacements.
  • Understand electricity basics (including safety precautions, arc flash, lock out/tag out), distribution panels, lighting control systems and one-line drawings.
  • Build familiarity with reading electrical diagrams and schematics for purposes of troubleshooting.
Plumbing Systems
  • Perform minor plumbing repairs and replacements such as clearing clogged drains or wastewater lines, flush valve replacement, drinking fountain repair, faucet replacement, adjust mixing valves, etc.
  • Manage plumbing vendors to perform more major repairs and replacements.
  • Monitor performance of exterior drainage components including retention/detention ponds, area storm drains, swales, etc. Regularly inspect property for ponding and pooling.
Fire Life Safety Systems
  • Manage code compliant inspection process and repairs needed to the system.
  • Manage fire panels and the points they monitor, pump systems, dry and wet automatic systems. Familiarity with specialty tenant fire life safety systems.
  • Monitor piping for leaks or vulnerabilities.
  • Keep abreast of changes made to applicable fire code.
Construction Management
  • Basic understanding of construction drawings. Ability to update/maintain/develop as-built drawings.
  • Assist construction management with plan review for new construction and capital projects.
  • Manage buildings’ plan library by keeping plans and close out documents organized and current.
General Building
  • Perform regular interior building inspections in common areas and tenant spaces; open work orders for any deficiencies.
  • Perform regular exterior building inspections of exterior and parking areas to include hard surface conditions (trip hazards, etc.), caulking, waterproofing, garage, structure, roof, expansion joints and façade.
  • Perform periodic painting, carpentry, and general maintenance repairs to commercial buildings.
  • Knowledge of site utilities and shut off locations.
  • Manage access control system to include card programming, reporting, scheduling, and some programming.
  • Knowledge of general property security systems.
  • Clean and maintain various on-site areas/items such as grounds, lighting, mechanical rooms, tools, and equipment.
  • Remove trash from grounds.
Safety
  • Understand and abide by all OSHA guidelines. Encourage use of safety best practices by all vendors and engineering team.
  • Ensure compliance with applicable building codes, government agencies and company directives as they apply to building operations.
Minimum Requirements
  • High School Diploma or GED.
  • 5-7 years building engineering or closely related field with some project supervision experience.
  • SMT preferred/classes started toward SMA.
  • Ability to lift 50 lbs.
  • Possess excellent motor skills to carry out daily tasks (must be able to lift, bend, stoop, climb, crawl, walk, hang, push, pull, carry, kneel, drag, reach, and maintain compacted/extended body positions for brief periods of time).
  • Valid driver’s license.
  • CFC Universal License (or within 90 days of employment).
  • Be able to rapidly respond to emergency situations at the building during non-business hours.
  • Working knowledge of work order systems (Angus experience preferred), time and performance tracking system (Paycom).
  • Working knowledge of Microsoft Office including Word, Excel, and Outlook. Experience with Teams and Sharepoint preferred.
  • Work well within a team.

  • Proficient at organizing, prioritizing, and critical thinking.
  • Excellent customer service skills.
