Roles and Responsibilities – Building Engineer
1. Maintenance & Operations
- Oversee daily operations and maintenance of building systems, including HVAC, electrical, plumbing, fire protection, and mechanical systems.
- Ensure all building equipment is operating efficiently and within safety standards.
- Schedule and perform routine inspections, preventive maintenance, and corrective repairs.
2. Technical Support & Troubleshooting
- Diagnose issues with building systems and recommend or implement solutions.
- Liaise with contractors and vendors for specialized repairs and servicing.
- Maintain technical records, drawings, and system manuals.
3. Compliance & Safety
- Ensure building compliance with local regulations (e.g. BCA, SCDF, NEA, PUB in Singapore).
- Conduct risk assessments and inspections to identify and mitigate safety hazards.
- Maintain proper documentation for audits, inspections, and certifications.
4. Project & Renovation Works
- Support building improvement projects including fit-out works, M&E upgrades, or refurbishments.
- Coordinate with consultants, architects, and contractors to ensure smooth project execution.
- Monitor project timelines, budgets, and safety compliance.
5. Energy Management
- Monitor energy and utility usage.
- Implement energy-saving measures and recommend efficiency improvements.
6. Vendor & Contractor Coordination
- Manage service contracts for lift maintenance, air-conditioning servicing, pest control, etc.
- Supervise vendor performance to ensure quality and timely service delivery.
7. Emergency Response
- Respond to emergency situations such as power failure, fire alarms, water leakage, or system breakdowns.
- Support evacuation procedures and incident investigations.
8. Reporting & Documentation
- Prepare monthly reports on maintenance status, incidents, energy usage, and repair works.
- Maintain updated asset and maintenance records in CMMS or other facility management systems.
9. Team Management & Training (if in a senior role)
- Supervise a team of technicians and junior engineers.
- Conduct on-the-job training and ensure team compliance with safety and technical standards.
Qualifications & Skills (Optional Section)
- Diploma or Degree in Mechanical, Electrical, or Building Services Engineering.
- Relevant certifications (e.g., Green Mark, Fire Safety Manager, LEW license if applicable).
- Strong knowledge of building systems and local statutory requirements.
- Proficient in AutoCAD, CMMS, and Microsoft Office.
- Good communication and problem-solving skills.
