Roles and Responsibilities – Building Engineer

1. Maintenance & Operations

• Oversee daily operations and maintenance of building systems, including HVAC, electrical, plumbing, fire protection, and mechanical systems.
• Ensure all building equipment is operating efficiently and within safety standards.
• Schedule and perform routine inspections, preventive maintenance, and corrective repairs.

2. Technical Support & Troubleshooting

• Diagnose issues with building systems and recommend or implement solutions.
• Liaise with contractors and vendors for specialized repairs and servicing.
• Maintain technical records, drawings, and system manuals.

3. Compliance & Safety

• Ensure building compliance with local regulations (e.g. BCA, SCDF, NEA, PUB in Singapore).
• Conduct risk assessments and inspections to identify and mitigate safety hazards.
• Maintain proper documentation for audits, inspections, and certifications.

4. Project & Renovation Works

• Support building improvement projects including fit-out works, M&E upgrades, or refurbishments.
• Coordinate with consultants, architects, and contractors to ensure smooth project execution.
• Monitor project timelines, budgets, and safety compliance.

5. Energy Management

• Monitor energy and utility usage.
• Implement energy-saving measures and recommend efficiency improvements.

6. Vendor & Contractor Coordination

• Manage service contracts for lift maintenance, air-conditioning servicing, pest control, etc.
• Supervise vendor performance to ensure quality and timely service delivery.

7. Emergency Response

• Respond to emergency situations such as power failure, fire alarms, water leakage, or system breakdowns.
• Support evacuation procedures and incident investigations.

8. Reporting & Documentation

• Prepare monthly reports on maintenance status, incidents, energy usage, and repair works.
• Maintain updated asset and maintenance records in CMMS or other facility management systems.

9. Team Management & Training (if in a senior role)

• Supervise a team of technicians and junior engineers.
• Conduct on-the-job training and ensure team compliance with safety and technical standards.
