Description

Job Overview: As the Building Engineer, you will ensure the building and facility are livable, safe, and compliant by supervising and performing regular inspections, preventive and routine maintenance, repairs, and coordinating and managing vendors.

Compensation: $85k annually. FirstService Residential will compensate the successful candidate in accordance with the posted range. The salary or wage paid to the successful candidate will be commensurate with experience, education, and specific job responsibilities. For positions at a client's property, the salary or wage will also depend on the client's directive. The base pay range is subject to change and may be modified in the future.

Your Responsibilities:
  1. Ensure building and systems are maintained properly and in safe working order (mechanical systems, electrical, fire safety, access control, HVAC, chillers, boilers, sprinkler systems, etc.)
  2. Manage SDS manual
  3. Manage preventive inspection and maintenance schedule and corresponding work
  4. Keep accurate operational, maintenance, and repair logs
  5. Coordinate and supervise maintenance activities, projects, and repairs
  6. Plan and implement modifications and improvements
  7. Schedule and coordinate state inspections of building and equipment (annual fire system testing, elevator inspections, recall testing, etc.)
  8. Ensure the building has required permits
  9. Ensure emergency maintenance situations are handled timely and properly
  10. Maintain an emergency response plan, including vendors and other necessary contacts
  11. Respond to emergencies as needed, which may include weekends, holidays, or overnight
Skills and Qualifications:
  1. Knowledge of building mechanics (plumbing, HVAC/chiller boiler systems), electrical systems, rooftop pool maintenance, etc.
  2. Hands-on experience working with large tonnage centrifugal and magnetic chillers, hydronic boilers, cooling towers, flat plates, high voltage pumps, fan motors, and air compressors
  3. Organized, with the ability to prioritize and adjust to incoming demands
  4. Able to use tools, equipment, and chemicals safely
  5. Superior manual dexterity skills
  6. Understanding of budgeting
  7. Able to work independently and as part of a team
  8. Able to mentor and develop others
  9. Detail-oriented
Education and Experience:
  1. HOA and/or residential maintenance: 2+ years (Required)
  2. Property OR High-Rise Management OR equivalent: 2+ years (Required)
  3. Excellent handyman skills, including electrical, plumbing, and HVAC maintenance (2+ years Preferred)
  4. EPA 608 Certification preferred
Physical Requirements:
  1. Able to sit or stand for long periods
  2. Able to lift and move objects weighing up to 50 lbs
  3. Able to perform in various weather conditions (rain, heat, cold, wind, etc.)
  4. Able to respond to on-site emergencies on nights, holidays, and/or weekends

Crystal Point Community Association; 1040 E. Osborn Rd, Phoenix, AZ 85014

Work Hours:

Monday – Friday, 7:30 am – 4:00 pm with on-call duties as required.
