Job summary

ISS Facility Services - North America is seeking a Building Engineer to perform complex preventive and reactive maintenance on building systems, including electrical, plumbing, HVAC, and safety equipment. You will work with a team, coordinate with vendors, and ensure data accuracy in the CMMS.

The role requires 5+ years in facilities maintenance, EPA 608 certification, strong communication, and the ability to travel locally.

Qualifications

  • 5+ years in Operations & Maintenance, Construction, Facilities Maintenance or Building Engineering
  • High school diploma or equivalent
  • EPA Universal/608 Certification
  • Knowledge of Work Order Control and CMMS
  • Experience with subcontractor and vendor contract management
  • Experience managing KPIs
  • Experience with maintenance shop practices at Journeyman level (Electrical/Mechanical)
  • Basic computer proficiency (Word, Outlook, CMMS)
  • Ability to work independently and in a team with strong communication

Responsibilities

  • Inspect and repair the building’s mechanical, electrical, plumbing, control and HVAC systems
  • Perform refrigerant handling for HVAC repairs
  • Perform minor electrical tasks like bulb/ballast replacement
  • Repair/maintain plumbing fixtures and drains
  • Inspect and maintain café/kitchen equipment
  • Manage maintenance of elevators, life safety systems and UPSs
  • Coordinate with contractors and vendors to safely complete work
  • Keep CMMS up to date with asset data and maintenance schedules
  • Direct equipment/system modifications and safe work practices
  • Follow 5S for organization and cleanliness
  • Order supplies and manage tool inventory to meet SLAs
  • Obtain and compare estimates for external vendors
  • Inspect and repair doors, ceiling tiles, and roof as needed
  • Handle general maintenance duties and be on-call for escalations
  • Address customer issues professionally and in a timely manner
  • Comply with ISS and client HSEQ requirements
  • Possess a valid driver’s license and travel within metro region as needed

Job description

Hourly Wage

ISS offers full‑time employees a variety of benefits including medical, dental, life and disability insurance, as well as a comprehensive leave program based on employment status. The hourly pay range for this position is $38.00 per hour – $40.00 per hour.

Work Hours

The work hours for this position are Monday‑Friday plus weekends, 6:00 am – 2:30 pm.

Key Purpose

The Building Engineer reports directly to the Site Operations Manager to ensure all facility‑related equipment is maintained to the highest standards in the Hard Services line. The role involves solving complex (integrated and multi‑system) maintenance and repair of a building’s shell, core, and equipment, executing a best‑practice preventative and reactive maintenance program, and resolving immediate operational and/or building safety concerns.

The Building Engineer utilizes advanced skills (general and trade specific) to perform complex preventive maintenance and corrective repair of buildings, industrial systems, equipment, and grounds. Working under limited supervision, the Engineer monitors building system operations, performs self‑performance of trade skills such as carpentry, plumbing, electrical, painting, roofing, refrigeration, heating, and cooling, and serves as a point of contact for clients, responding to escalations and communicating professionally.

  • Support the Technical Services Team and report to the Site Operations Manager
  • Communicate effectively with colleagues within the Business Unit and across the company to disseminate information and participate in project groups and meetings as required
Ideal Candidate Experience
  • 5+ years of experience in Operations & Maintenance, Construction, Facilities Maintenance and/or Building Engineering roles
  • High school diploma or vocational or trade school/college required
  • EPA Universal/608 Certification
  • Strong knowledge of Work Order Control procedures and time management to work within CMMS systems
  • Experience with subcontractor and vendor contract management
  • Experience with managing key performance indicators as provided by Site Operations Manager
  • Ability to use specialty hand tools, diagnostic tools, and knowledge of maintenance shop practices at the Journeyman level (Electrical and Mechanical Equipment systems)
  • Basic computer proficiency skills (Word, Outlook, CMMS Systems, Smartphone Systems)
  • Work independently and as part of a team, requiring strong communication and interpersonal skills
Key Accountabilities
  • Perform inspection, maintenance and repair of the building’s mechanical, electrical, plumbing, control systems, and HVAC systems
  • Perform refrigerant handling associated with HVAC repairs
  • Perform minor electrical tasks such as bulb replacement, ballast replacement, and troubleshooting
  • Plumbing fixture/drain repair and maintenance
  • Inspect and preventive maintenance of café/kitchen equipment
  • Manage and support maintenance of elevators, fire life safety systems, and UPSs
  • Repair/adjust access doors and overhead doors as required
  • Ensure the CMMS system is up to date with accurate data on assets and maintenance programs
  • Inspect and diagnose problems using blueprints, OEM repair manuals, and parts catalogs
  • Partner with contractors and vendors to safely complete maintenance and specific scopes of work, ensuring proper safety precautions
  • Provide data for reports and equipment evaluations or scopes of work for outside contractors
  • Direct equipment and system operational modifications such as critical switching, lockout/tagout, and safe work‑area setup
  • Follow 5S principles for organization and cleanliness of front‑of‑house and back‑of‑house areas
  • Order supplies for preventive and reactive maintenance and manage tool crib inventory to meet SLAs
  • Obtain and compare estimates for work performed by outside vendors
  • Adjust doors and closers, repair T‑bar drop ceilings, and replace ceiling tiles
  • Perform visual roof inspections and minor repairs as needed
  • Handle general maintenance tech duties assigned by Site Operations Management team
  • Serve as on‑call support (first line) to address escalations or emergencies per schedule
  • Handle customer complaints professionally, appropriately, and timely
  • Comply with all ISS and client H&S requirements
  • Must possess valid state driver’s license; may be required to travel within a specified metropolitan region as part of a mobile engineering team
