Job summary

InSite Realty Partners, L.P. seeks a full-time Building Engineer to maintain electrical, plumbing, HVAC, life safety, and mechanical systems across multiple properties in Houston. You will support three office buildings and one industrial building, respond to emergencies, and manage BAS and work orders.

Responsibilities include coordinating external contractors, maintaining permits and testing, and ensuring code compliance while delivering reliable tenant service.

Qualifications

  • Minimum of 10 years of commercial building engineering experience.
  • Current RTU/HVAC experience required.
  • Must be able to climb ladders and access rooftop equipment.
  • Building Automation System and work order system experience required.
  • Commercial office building experience required; low-rise/mid-rise experience preferred.
  • Familiarity with centrifugal chillers and chilled-water systems is preferred.
  • Experience with HVAC pneumatic controls is preferred.
  • Must be available for after-hours emergency response, including equipment failures and severe weather events.
  • Must have a valid driver’s license, automobile insurance and a reliable personal vehicle; must be able to travel to various buildings throughout Harris County; mileage reimbursement provided.
  • Must be able to perform physical demands (walking, stairs, ladders, mechanical spaces, rooftops, lifting up to 50 lbs).

Commercial Property Building Engineer Opportunity

InSite Realty Partners, L.P. is an established, privately owned commercial real estate company based in Houston, Texas. InSite specializes in project leasing, property management, asset management, and development services for more than 9 million square feet. The company also focuses on property acquisitions and dispositions, investment sales, and brokerage services.

We are seeking a motivated, self-starting individual to join our team as a full-time Building Engineer supporting multiple properties.

Job Description and Responsibilities

Responsible for the electrical, plumbing, HVAC, life safety, and mechanical maintenance of the company’s building portfolio.

Primarily support three office buildings and one industrial building, with secondary responsibility for providing support to the remaining buildings in the portfolio.

Use a personal vehicle to travel between assigned properties as needed. Mileage between properties will be reimbursed in accordance with the company’s mileage reimbursement policy.

Respond to building emergency calls and daily service requests submitted through the building work order system.

Respond to temperature complaints, replace light bulbs, reset breakers, perform equipment and restroom repairs, and replace ceiling tiles.

Operate mechanical equipment, including chillers, pumps, cooling towers, EMS computers, and fire alarm systems.

Perform miscellaneous maintenance, including painting and door and lock repairs.

Manage building maintenance stock and inventory, oversee the daily operation of building automation systems, and ensure assigned buildings remain city and code compliant.

Perform weekly on-call duties through the emergency phone service and contracted monitoring stations for burglary and fire systems.

Obtain vendor proposals and coordinate and supervise outside contractors, tenant improvements, and capital projects while ensuring compliance with building standards and contractor requirements.

Work with the Senior Property Manager to identify potential liability risks and obtain solutions and pricing to minimize those risks.

Maintain all required permits, inspections, and testing for each property.

Ensure required inspections and testing are completed in accordance with applicable regulations.

Assist with the preparation, monitoring, and compliance of the property budget, including R&M accounts and utility consumption.

Provide leadership and guidance for company engineers.

Work as a team with janitorial, security, and other building engineering staff.

Maintain positive tenant relations in all office buildings.

Review CCTV footage, security reports, and janitorial reports as needed.

Report to the Senior Property Manager.
