Description

NexVest Realty Advisors, LLC (‘NexVest’) offers a complete range of commercial property management services to improve the performance and efficiency of investment properties throughout Texas. The organization supports the position of a Property Engineer who has a proven history supporting commercial properties. Applicants for this position will be self‑motivated individuals with a high degree of initiative and professionalism.

Responsibilities
  • Monitors building system operations and performance by participating in maintenance and continuous operation of all building systems including: fire/life safety, building automation systems, mechanical (HVAC, chillers, boilers, plumbing, controls) electrical (lighting, UPS, PDU, generators, primary switch gear), lighting and temperature controls systems, critical environments, light construction (painting, doors, locks), digital systems (fire alarm, duress, card access), and Audio/Visual services.
  • Continuous reporting on maintenance and performance of ongoing projects.
  • Complies with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety.
  • Conducts daily operations, assists other engineers as needed, and attends to work orders while analyzing operations and adjusts as necessary. Assists in the arrangement of subcontractors as needed.
  • Coordinates with Tenants/Vendors and peers to schedule preventive maintenance and other downtime to minimize business interruption and inconvenience.
  • Contributes to and carries out preventive maintenance program(s) to ensure that building machinery and systems meet or exceed their rated life. Monitors building systems including fire alarms, HVAC, and plumbing to ensure operation of equipment is within design capabilities and achieves environmental conditions prescribed by client.
  • Responds quickly to emergency situations, summoning additional assistance as needed.
  • Assists in the management and coordination of all construction in and around buildings.
  • Works with co‑workers to ensure appropriate coverage of engineering staff and utilization of labor, including overtime.
  • Leads by example and models behaviors that are consistent with the company's values.
  • Makes decisions and ensures decisions made with are done so with a thorough understanding of procedures, company policies, and business practices to achieve general results and deadlines.
  • All other duties as assigned, on call 24 / 7.
Requirements
  • 7+ years of progressive professional experience in an Engineering role is preferred.
  • Building Owners & Managers Association (BOMA) certifications such as SMA, FMA, and/or RPA, are preferred.
  • State/Local certifications or licenses for commercial engineers are preferred.
  • Certifications preferred in HVAC/Refrigeration, Electrical, Mechanical, Process Controls, Mechanical Power Transmissions, and Plumbing.
Skills & Abilities
  • Ability to communicate clearly and concisely across multiple levels, as well as with external stakeholders.
  • Ability to work independently & responsibly with minimal required supervision.
  • Ability to prioritize multiple tasks and responsibilities.
  • Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers and tenants. Ability to effectively present information.
  • Ability to utilize building system software as well as the Microsoft Office Suite of products.
  • Work indoors approximately 99% of the time and outdoors 1% of the time.
  • Operate personal computer and other office equipment.
  • The physical ability to stoop, stand, climb, and frequently lift a minimum of 50 lbs., as well as assist others in team lifting as necessary.
  • Work in excess of 40 hours as business needs deem appropriate.
