Job summary

Accesso, a solutions-driven property management company in Durham, NC, seeks a Building Engineer with solid maintenance experience to manage HVAC, BAS, electrical and plumbing systems. You will handle after-hours emergencies, update work orders, and coordinate with vendors and tenants.

Responsibilities include preventive maintenance, record-keeping, and ensuring safe, efficient operation of building systems while delivering strong customer service to tenants.

Qualifications

• 3–5 years of experience in commercial building maintenance or related industry.
• CFC license, and refrigerant licenses preferred.
• Strong mechanical aptitude, especially with WSHP systems.
• Familiar with BAS Systems.
• Able to pass background screen and drug test and must be bondable.
• High School Diploma or equivalent with related experience or trade school training.

Responsibilities

• Possess clear and effective written and verbal communication skills.
• After hours on-call emergency response.
• Have demonstrated proficiency and experience in utilizing current technology tools (hardware and software).
• Develop and maintain a courteous and service-oriented rapport with all customers (tenants, building occupants, vendors, clients, co-workers).
• Have strong, demonstrated experience operating and troubleshooting HVAC systems and controls.
• Completes maintenance and repair records as required
• Operate building systems, including but not limited to; HVAC BAS, access and lighting controls, fire and life safety systems.
• Effectively perform or direct to be performed routine building maintenance and repair tasks
• Professionally and effectively interact with tenant Facility personnel
• Effectively interact with and direct contracted service providers
• Effectively respond to and resolve tenants’ service calls.
• Maintain relationship with the management and engineering staff to update work orders.
• Aids in the ordering, stocking and inventory of parts and supplies as directed by the Chief Engineer or Assistant Chief Engineer.
• Self-starter, ability and motivation to work independently with minimal direction.
• Climbing ladders, bending, stooping, lift/carry minimum of 50 pounds, raise arms over head, perform overhead work, work effectively at heights

Located in Durham, NC, serving 690,941 SF. , The Building Engineer will utilize advanced skills to perform complex preventive maintenance and corrective repair of buildings systems, equipment, and grounds. Working under limited supervision monitors building system operations and performance. Utilizes several trade skills such as carpentry, plumbing, electrical, painting, roofing, heating, and cooling.

• High School Diploma or equivalent and a minimum of 3 years of related experience and/or trade school training
• BOMA Engineering School (Recommended)
• SMA Engineering Course (Recommended)

• Three (3) to five (5) years of experience in commercial building maintenance or related industry Skills

• Strong mechanical aptitude, especially with WSHP systems
• Apprentice or Maintenance electrical license preferred
• Familiar with BAS Systems
• Ability to pass background screen and drug test and must be bondable
• Available to work occasional overtime and provide after-hours on-call emergency response.
• Able to perform the physical requirements of the position.
• Climbing ladders, bending, stooping, lift/carry minimum of 50 pounds, raise arms over head, perform overhead work, work effectively at heights

Compensation

• Hourly wages commensurate with experience per year per hour
