The Role

OpenTrain is seeking a Building Code Plan Review Evaluator to create evaluation tasks that measure AI performance in construction and property review work. You will work from real permit drawings, documents, and site photos to produce structured deliverables such as correction letters, review decisions, and marked-up plan sets.

The work spans building and accessibility requirements, energy code drawing checks, occupancy classification, zoning site plans, permit intake completeness, as-built deviations, and specialty occupancies including healthcare facilities, schools, food service, and public pools.

What You'll Do

You will author realistic plan review evaluation tasks grounded in actual permit review practice, define the correct answer and code compliance judgment for each scenario, and support quality review of the resulting deliverables.

The role requires careful attention to omissions and judgment calls that less experienced reviewers may overlook. You will review scenarios across building, energy, accessibility, zoning, occupancy, and permit completeness topics.

Required Qualifications

Candidates should have current or recent experience as a building department plans examiner, third-party or private-provider plan reviewer, or code consultant. At least three years of direct plan review experience is required, with deeper experience preferred.

You must have an ICC Building Plans Examiner certification at the B1, B2, or B3 level, or equivalent AHJ or third-party plan review experience. Strong judgment about omissions and issues that affect code review quality is essential.

  • Current or recent building plans examiner, private plan reviewer, third-party reviewer, or code consultant experience
  • At least three years of direct permit plan review experience
  • ICC Building Plans Examiner certification at the B1, B2, or B3 level, or equivalent experience
  • Working knowledge of US model code jurisdictions
  • Familiarity with IBC, IEBC, IECC, and ICC A117.1
  • Ability to mark up and measure permit drawing sets
  • Proficiency with Bluebeam Revu or an equivalent tool
  • Strong attention to omissions, exceptions, and difficult judgment calls
Helpful Background

Experience improving the consistency and quality of plan review work will be especially valuable in this role. Background in training other reviewers, maintaining review resources, or working across jurisdictions can help you create more realistic evaluation scenarios.
