Job Description

As a Building Automation Technician, you will be responsible for installing, programming, testing, calibrating, operating, servicing, and repairing control systems along with their related software, hardware, and equipment. Other responsibilities include performing a variety of technical duties relating to the electrical, mechanical, instrumentation, and control functions of the company's utilities systems.

DUTIES/RESPONSIBILITIES:

  • Perform general knowledge tasks related to digital control concepts such as analog and digital inputs and outputs, sequences of operations, point addressable devices, closed loop and supervisory feedback systems, BACnet integration, BACnet systems, BACnet networks, device programming, serial communications, and computer networking.
  • Install, program, inspect, troubleshoot, and adjust electrical and mechanical equipment, instrumentation, and related information systems.
  • Analyze control system malfunctions and determine appropriate repairs, including troubleshooting system controller boards, field devices, sensor wiring, control wiring, general input/output wiring, and network/communications wiring.
  • Test and maintain mechanical, electrical, and instrumentation equipment; interpret readings and outputs; ensure proper functioning of equipment and information systems.
  • Use technicians' tools such as electric meters, calibration devices, and electronic testers proficiently.
  • Review operator manuals and guidelines to ensure equipment and systems are operated correctly.
  • Perform basic programming for control systems, including ladder logic and relay logic; operate PLCs, RTUs, VFDs, and perform telecommunications networking.
  • Initiate work orders related to utilities equipment and information systems; ensure accuracy and completeness; maintain records.
  • Read and interpret design, control, and electrical drawings, manuals, specifications, and blueprints.
  • Estimate materials, parts, and equipment needed for assignments.
  • Identify and resolve operational, technical, and procedural problems.
  • Work with voltages ranging from 12 VAC to 600 VAC.
  • Diagnose and repair technical issues in control and monitoring systems.
  • Test and calibrate system devices to ensure operational reliability.
  • Inspect and perform corrective and preventative maintenance on HVAC equipment such as air handlers, compressors, vacuum pumps, and exhaust fans, including changing belts, lubricating parts, and replacing motors, valves, sheaves, and bearings.
  • Work under exposure to extreme weather, sewage, hazardous chemicals, electrical currents, gases, dust, odors, and heights exceeding 10 feet.
  • Install and maintain motor control systems for fans, pumps, and compressors.
  • Assist with all HVAC and control systems maintenance as needed.
  • Be on call as necessary.
  • Comply with federal, state, and local regulations related to HVAC utilities systems.
  • Maintain accurate record-keeping, both electronic and hard copy.
  • Perform other duties as assigned.

REQUIRED SKILLS/ABILITIES:

  • Specialization in control systems such as Distech Controls, Honeywell, Tridium Vykon, Johnson, Siemens.
  • Certification in Tridium is required.
  • Excellent organizational skills and attention to detail.
  • Strong time management and prioritization skills.
  • Proficiency in Microsoft Office Suite or related software.
  • Strong decision-making skills.
  • Ability to work independently and efficiently in a fast-paced environment.
  • Flexibility to meet deadlines and work under time constraints.

Essential Functions:

  • Ability to lift and carry ladders, drawings, computers, and materials.
  • Ability to stand and walk on construction sites.
  • Maintain a valid driving record per company policy.
  • Physically capable of kneeling, stooping, and crawling.
