What You'll Do

As a Built to Rent Leasing Specialist, you'll be responsible for:

Built to Rent Leasing Specialist

We're looking for an enthusiastic Built to Rent Leasing Specialist to join our New Braunfels, TX team! In this role, you'll be responsible for the leasing, marketing, and maintaining positive resident relations for our rental homes. If you're a customer-focused individual with a knack for sales and building strong relationships, we want to hear from you. This is a fully onsite position.

What You'll Do

As a Built to Rent Leasing Specialist, you'll be responsible for:

Leasing

  • Prospect Engagement: Greet prospects and qualify them by covering all criteria, asking relevant questions, and utilizing completed guest cards.
  • Accurate Record Keeping: Immediately record all telephone and in-person visits on appropriate reports and input guest cards, maintaining them according to established procedures.
  • Home Showings & Sales: Skillfully demonstrate the community and available homes, applying product knowledge to client needs by communicating features and benefits, and confidently closing the sale.
  • Application Processing: Guide prospects through the application process, secure deposits in accordance with company procedures and Fair Housing requirements, and update availability reports. Process applications for approvals (credit check, rental history, etc.) and submit them to the Resident Relations Manager for approval, following up with applicants on their status.
  • Move-In Coordination: Ensure homes are ready for residents to move in on the agreed date.
  • Follow-Up: Immediately follow up on prospects who didn't close and attempt to close the sale again.
  • Lease Execution & Orientation: Secure new residents' signatures on appropriate paperwork before move-in and orient new residents to the community.
  • Renewals: Distribute and follow up on renewal notices.
  • Communication: Distribute all company or community-issued notices.
  • Professionalism: Represent the company in a professional manner at all times.

Neighborhood Marketing

  • Outreach: Participate in outreach marketing activities regularly to obtain prospective residents.
  • Referrals: Advise residents of referral concessions (if permitted).
  • Promotions: Assist in placing, removing, or updating banners, balloons, bandit signs, flags, etc.
  • Distribution: Distribute newsletters, pamphlets, flyers, etc.
  • Market Research: Conduct market surveys and shop competitive communities.

Resident Retention

  • Service Requests: Quickly complete maintenance Service Requests and inform the maintenance team.
  • Resident Support: Answer resident questions about the community, repairs, rent, rules, etc. Follow up in a timely manner if unable to respond to residents on all matters immediately.
  • Maintenance Follow-Up: Ensure all maintenance repairs are handled satisfactorily by contacting residents with completed Service Requests on a weekly basis.
  • Community Appearance: Contribute to the cleanliness and curb appeal of the community on an ongoing basis.

Administrative

  • Documentation: Type leases, complete appropriate paperwork, and accurately input information into Entrata in a timely manner.
  • File Management: Maintain current resident files.
  • Inspections: Maintain and record daily inspections for the community.
  • Notices: Distribute all company or community-issued notices.
  • Commission Tracking: Maintain accurate monthly commission records on leases and renewals for bonus purposes.
  • General Support: Assist the management team with other various tasks as required.
  • Policy Adherence: Consistently implement community policies.

  • Experience: Two (2) years of experience in previous relevant customer service.
  • Professionalism: A neat, clean, and professional appearance at all times throughout the workday and/or whenever present at the community.
  • Compliance: Adherence to expectations as demonstrated in the employee handbook.
  • Conflict Resolution: The ability to diffuse and respond to customer concerns to avoid escalation of problems.
  • Reliability: Successfully pass a drug test.

  • Attendance: Attendance is an imperative job function.
  • Performance Standards: Employees must fulfill the performance standards of this position and comply with policies, rules, and procedures of the company, including those set out in the Employee Handbook or otherwise communicated (verbally or in writing) to employees.
