Job summary

Massachusetts Convention Center Authority seeks a skilled BMS Technician to monitor building systems, including Fire Alarm and Lighting, via computerized interfaces and regular inspections. You will document preventive maintenance and notify the Building Superintendent of needed repairs to minimize downtime.

This role requires a college or technical certificate with digital controls and BMS experience, plus at least 3 years in a large facility.

Qualifications

  • Certificate or degree with training in digital controls and Building Maintenance System (BMS) operation.
  • Experience with large facilities and mechanical/electrical systems preferred.
  • Knowledge of food service equipment is a plus.

Responsibilities

  • Monitor facility operations using Building Management Systems and conduct regular inspections.
  • Identify and report abnormalities in temperature, humidity, airflow, and alarms to ensure comfort and efficiency.
  • Perform routine cleaning in mechanical areas and maintain schematics/OM literature as required.
  • Respond to alerts, address leaks or odors, and coordinate with trades for timely repairs.
  • Operate HVAC and lighting according to event schedules and safety procedures.
  • Support engineering staff with installation, maintenance, and repairs of building systems.

SUMMARY

Perform regular monitoring of all building systems inclusive of Fire Alarm and Lighting through computerized interfaces and physical inspections of the associated equipment in accordance with all standard operating procedures and policies. Document and notify necessary preventative maintenance and repairs to the facility equipment to minimize detrimental effects.

ESSENTIAL DUTIES & RESPONSIBILITIES

The Authority’s Building Superintendent may designate various other activities. The following statements are intended to describe the general nature and level of work being performed.   • Regularly monitor the operation of the facility through the combined use of any computerized Building Management Systems provided and by frequent physical inspection. Identify and correct any operational abnormalities involving temperature, flow, humidity, pressure, emissions, odors, alarms, noises, and ventilation to ensure maximum occupant comfort levels and operational efficiency.
  • Perform routine area cleaning, housekeeping in designated mechanical areas.
  • Use and have knowledge of schematics, blueprints, O&M literature, or other design specification information as required.
  • Monitor the critical alarms via the Building Maintenance System(s). Respond and take necessary corrective action to these and, or other reported issues such as leaks or odors to mitigate and restore normal operation in a timely and effective manner.
  • Monitor and operate the building HVAC and lighting systems in accordance with daily event schedule.
  • Perform all work in accordance with safety procedures including completion of repairs in tandem with other Trades personnel.
  • Assist as directed, other Engineering & Maintenance staff in the completion of their required duties typically involving the operation, installation, repair, and/or maintenance of Building and Physical Plant systems and equipment.

EDUCATION and/or EXPERIENCE

A certificate from college or technical school which includes training in a least two of the following: digital controls, and possess knowledge and experience in the use and operation of computerized Building Maintenance System (BMS), at least 3 years related experience in a large facility with a working knowledge of mechanical and electrical systems and equipment, including food service equipment (walk-in coolers, dish machines, portable hot boxes).

WORK SCHEDULE

Due to the nature of this work, this department operates 7 days per week 24 hours per day. The employee typically works a fixed or rotating shift consisting of days, nights, weekends and holidays based on the needs of the department. The ability to work a flexible schedule including early mornings, late evenings, weekends and holidays is required.

DRESS CODE

In order to project dignity and decorum expected by the public, appropriate dress and good grooming are expected of all employees. Complete uniforms are supplied and required to be worn on a daily basis.
