Qualifications

Job Title: BMS (Building Management System) Operator II

Job Summary

Maintains and monitors all BMS systems to ensure environmental systems operate within specified ranges and systems function properly. Observes deviations and takes corrective actions. May calibrate and fine-tune system controls.

Major Job Responsibilities
  1. Supervise the daily monitoring of all equipment and devices connected to the BMS central computers across multiple locations.
  2. Respond to BMS alarms, verify issues, notify technicians, and assist in repairs. Notify supervisors of critical alarms.
  3. Monitor controlled temperature and humidity vaults.
  4. Operate devices such as controllers, gateways, routers, sensors, and actuators used in BMS.
  5. Document changes to BMS systems, including programming and set point adjustments.
  6. Perform regular system backups.
  7. Coordinate with technical and maintenance staff for troubleshooting and system upgrades.
  8. Conduct scheduled and unscheduled preventative maintenance, inspections, and site surveys.
  9. Tune PID controllers and develop control schemes.
  10. Create or update operator-interface graphics.
  11. Calibrate temperature, velocity, and humidity sensors.
Qualifications
  • High School diploma or GED.
  • 4-5 years of experience in operating and repairing BMS systems; community college degree or certificate preferred.
  • Valid California driver’s license with fewer than three DMV points.
  • EPA 608 refrigeration license.
  • Knowledge of plant operations preferred.
  • Proficiency with Windows, Microsoft Access, and DOS preferred.
Knowledge, Skills, and Abilities
  • Ability to install and program BMS points.
  • Ability to create data point histories.
  • Troubleshoot control system malfunctions.
  • Read blueprints, control drawings, and BMS programming languages.
  • Strong knowledge of HVAC networks and psychometric charts.
  • Install relays and wiring.
  • Use temperature, humidity meters, data loggers, and electrical meters.
  • Collaborate with HVAC technicians for repairs and maintenance.
  • Knowledge of system commissioning, diagnostics, and repair techniques.
