Position Summary
The position: The Bilingual Maintenance Technician will be responsible for general maintenance work and maintaining the cleanliness of common areas both inside and outside the property.
Responsibilities
- Perform custodial duties and maintain common areas, including sweeping, mopping, vacuuming, dusting, and trash removal.
- Complete grounds work as directed, including trash pickup, cleaning dumpster areas, power washing, and debris removal.
- Thoroughly clean breezeways, removing cobwebs, bugs, and wiping down surfaces.
- Assist with basic landscaping tasks such as trimming, watering, and monitoring irrigation.
- Help prepare units for occupancy by removing trash and cleaning.
- Operate equipment safely, including power washers, blowers, scrubbers, and golf carts.
- Assist with pool maintenance, including chemical adjustments and cleaning.
- Respond promptly to emergency and after-hours maintenance requests.
- Complete work orders within 24-48 hours, updating records accordingly.
- Perform repairs to uphold community aesthetics and safety.
- Ensure compliance with safety and environmental regulations, reporting supply needs and maintaining shop organization.
Qualifications
Education & Experience:
- At least 1 year of maintenance or related experience preferred.
- High school diploma or GED preferred.
- Bilingual in Spanish and English required.
- Knowledge of skilled trades including construction, repair, drywall, carpentry, and make-ready processes.
- Ability to work efficiently, meet deadlines, and stay organized with attention to detail.
- Valid driver’s license required.
Physical Requirements
- Ability to walk, stand, climb stairs/ladders, and access various areas.
- May need to push/pull items, reach overhead, bend, stoop, or kneel.
- Dexterity for handling tools and reading screens.
- Good hearing and vision for identifying issues and reading instructions.
- Occasional lifting of up to 50 pounds, with assistance for heavier items.
- Ability to operate maintenance equipment and office tools.
Work Environment
- On-site role with outdoor exposure and potential confined spaces or hazardous areas.
