Job summary

Sunset Villas Condominium in Miami, FL is seeking a dependable Maintenance Supervisor to lead daily maintenance operations, supervise staff, and coordinate repair projects across the community. You will develop preventive maintenance schedules, assign daily tasks, train staff, and inspect completed work to ensure quality and safety.

Preferred candidates will have condo or multifamily experience, basic tech skills, and the ability to communicate with residents, staff, and vendors in both English

Qualifications

• HVAC, plumbing, and electrical troubleshooting experience with prior supervision or team coordination.
• Bilingual English and Spanish; able to communicate with residents, staff, and vendors.
• Experience organizing preventive maintenance and coordinating repair/improvement projects including schedules, vendors, and costs.
• Strong organization, follow-through, problem-solving, and customer service; take initiative within approved authority.
• Ability to recognize when work requires a qualified specialist and report to management.

Responsibilities

• Develop and maintain a preventive maintenance schedule for buildings, equipment, and common areas.
• Lead the team: assign daily work, set priorities, train staff, monitor attendance and performance; report to the Property Manager.
• Perform general building repairs, painting, minor carpentry, and maintenance; keep areas and tools orderly.
• Maintain HVAC: basic operation, troubleshooting, and coordinate servicing with HVAC contractors.
• Handle plumbing issues: troubleshoot leaks, fixtures, and coordinate plumbers for larger problems.
• Coordinate projects: define repair scopes, obtain quotes, organize materials and vendors, track costs and delays.
• Manage vendors and supplies: coordinate access, monitor quality, approve purchases within limits.
• Protect the community: report hazards and assist with storm prep under management direction.
