Responsibilities include preventive maintenance scheduling, supervising the team, coordinating quotes, ensuring safety, and communicating with the Property Manager in English and Spanish.

Qualifications

• Relevant building maintenance experience, including HVAC, plumbing, and electrical troubleshooting.
• Bilingual English and Spanish, with the ability to communicate clearly with residents, staff, and vendors and understand work and safety instructions.
• Experience organizing preventive maintenance and coordinating repair or improvement projects, including schedules, vendors, and costs.
• Strong organization, follow-through, problem-solving, and respectful customer service. Able to recognize needed work and take initiative within approved authority.
• Ability to recognize when work requires a qualified specialist and promptly communicate the issue to management.

Responsibilities

• Prevent problems. Develop and maintain a preventive maintenance schedule for buildings, equipment, and common areas.
• Lead the team. Assign daily work, set priorities and deadlines, train staff, monitor attendance and performance.
• Perform repairs. Complete general building repairs, painting, minor carpentry, and other maintenance.
• Maintain HVAC systems. Understand basic operation and troubleshooting, coordinate servicing with HVAC contractors.
• Handle plumbing issues. Troubleshoot leaks, fixtures, drains, and water supply issues.
• Coordinate projects. Help define repair scopes, obtain quotes, organize materials and vendors, track schedules and costs.
• Manage vendors and supplies. Coordinate contractor access, monitor quality, obtain approvals.
• Protect the community. Report hazards and urgent problems, follow safe work practices and assist with emergencies.
