Avanath Capital is seeking a Leasing Specialist in Germantown, MD to drive leasing, marketing, and positive resident relations within the community. The role requires professionalism, engagement with residents, and a flexible schedule, including evenings and weekends.

Qualifications include 2+ years in sales or customer relations, experience with low-income housing/tax credits, and bilingual English/Spanish preferred.

Qualifications

• 2+ years of sales and/or customer relations experience.
• Low-income housing and tax credit experience is highly desired.
• Bilingual (English & Spanish) highly desired.
• Thrives in a fast-paced environment.
• Flexible schedule that may include evenings and weekends.
• Solid computer knowledge, Windows (Word, Excel), internet, and e-mail.
• Working knowledge of Yardi Voyager Property Management software.

Responsibilities

• Greet and qualify all prospects.
• Record all telephone and in-person visits on guest cards.
• Inspect models and communicate service needs to Community Manager.
• Demonstrate community features and close the sale.
• Have the prospect complete the application and secure a deposit.
• Update availability report and process applications for approvals.
• Ensure the apartment is ready for move-in on the agreed date.
• Follow up on prospects and refer to sister communities if needed.
• Secure resident signatures and orient new residents.
• Assist in renewals and issue renewal notices.
• Type lease and input information into the Yardi system.
• Maintain current resident files and distribute notices.
• Maintain monthly commission records for leases and renewals.
• Assist management with tasks and enforce policies.
