Responsibilities
- Monitor Building Automation Systems (BAS), HVAC, utility, environmental monitoring, and critical facility systems to ensure reliable operation and compliance.
- Monitor and respond to system alarms, equipment faults, environmental excursions, and abnormal operating conditions.
- Perform routine virtual system inspections, trend reviews, and operational assessments to identify issues before they impact operations.
- Troubleshoot BAS controllers, PLCs, sensors, actuators, field devices, communication networks, and sequences of operation.
- Coordinate corrective maintenance and repair activities with mechanics, engineers, vendors, and contractors.
- Perform or support preventive maintenance, testing, backup verification, database maintenance, and software updates for BAS infrastructure.
- Maintain BAS graphics, point databases, alarm configurations, schedules, trend logs, backups, and user access records.
- Support commissioning, startup, shutdown, and validation activities for facility projects and system modifications.

- Monitor Building Automation Systems (BAS), HVAC, utility, environmental monitoring, and critical facility systems to ensure reliable operation and compliance.
- Monitor and respond to system alarms, equipment faults, environmental excursions, and abnormal operating conditions in accordance with approved procedures.
- Perform routine virtual system inspections, trend reviews, and operational assessments to identify issues before they impact operations.
- Troubleshoot BAS controllers, PLCs, sensors, actuators, field devices, communication networks, and sequences of operation.
- Coordinate corrective maintenance and repair activities with mechanics, engineers, vendors, and contractors.
- Perform or support preventive maintenance, testing, backup verification, database maintenance, and software updates for BAS infrastructure.
- Perform calibration, verification, and functional testing of environmental monitoring devices, sensors, transmitters, analyzers, and control instruments.
- Maintain HVAC, laboratory, vivarium, cold-storage, and critical environmental control systems supporting research and regulated operations.
- Review and analyze trend data to identify opportunities for reliability improvements, energy optimization, and operational efficiency.
- Support optimization of schedules, setpoints, alarms, and control sequences to improve system performance and reduce energy consumption.
- Maintain BAS graphics, point databases, alarm configurations, schedules, trend logs, backups, and user access records.
- Support commissioning, startup, shutdown, and validation activities for facility projects and system modifications.
- Generate reports and provide operational analysis to facilities leadership, engineering teams, and site stakeholders.
- Complete and document work using the computerized maintenance management system (CMMS) and other site documentation systems.
- Maintain accurate records of alarms, investigations, repairs, calibrations, maintenance activities, and system changes.
- Support change-control, quality, safety, and regulatory compliance programs, including GMP/GxP requirements where applicable.
- Communicate equipment status, operational impacts, system outages, and corrective actions to facilities leadership and affected stakeholders.
- Support audits, inspections, investigations, and compliance reviews through preparation and retrieval of system records and documentation.
- Provide technical guidance and training to operations personnel regarding BAS systems, alarm response, and facility controls.
- Maintain a safe work environment and comply with all safety procedures, hazardous material requirements, and site operating practices.
- Perform other duties as assigned in support of facility operations, reliability, and business continuity objectives.
- High school diploma or equivalent.
- Years of relevant experience 1-5 years, Facilities, Construction Trades Experience.
- Basic understanding of HVAC, mechanical systems, or building operations.
- Ability to learn and operate Building Automation Systems (BAS).
- Strong troubleshooting and problem-solving skills.
- Ability to read and interpret basic technical documentation and equipment information.
- Good communication and customer service skills.
- Basic computer skills, including Microsoft Office applications.
- Ability to work safely and follow established procedures.
- Experience with Building Automation Systems such as Honeywell, Alerton, Automated Logic, Siemens, or Johnson Controls/Metasys preferred.
- Experience with lighting control systems such as Lutron or nLight preferred.
- Experience in laboratory, pharmaceutical, healthcare, or commercial building environments.
Relevant licensure & certification preferred.
- Lifting to 80 lbs.
- Working from heights.
- Frequently climbing, bending, lifting, kneeling, stooping, and working/extending overhead.
- Working in adverse conditions (i.e., extreme cold, extreme heat).
- Climbing a ladder with a 300 lb weight limit while carrying a tool bag.
- Climbing a ladder up to 30 feet.
10-hour shifts, Monday–Thursday or Tuesday–Friday (6:00 AM – 4:30 PM); overtime as needed.
- Employees are required to maintain on-call availability on a rotating basis.
- When on call, employees scheduled on a Monday–Thursday shift will be required to work on-site on Friday, and employees scheduled on a Tuesday–Friday shift will be required to work on-site on Monday, in addition to their regular scheduled hours.
