Saint Luke's is looking for a Building Automation Technician to ensure the safety, functionality, and efficiency of facility operations. Responsibilities include BAS monitoring, system adjustments, documentation, and collaboration with maintenance staff, all within a faith-based healthcare environment offering competitive benefits.
Saint Luke's is currently seeking a skilled and dedicated Building Automation Technician to join its team. This position offers an opportunity to work in a dynamic environment where you will play a key role in ensuring the safety, functionality, and efficiency of facility operations.
Key Responsibilities:
1. BAS Monitoring & Diagnostics
* Continuously monitor BAS for offline points and controllers across the hospital network's chiller plants, AHUs, and critical spaces.
* Identify and troubleshoot offline points and control system communication issues to ensure consistent system performance.
* Use analytics tools and system trend reports to identify the root causes of offline points or alarms.
* Continuously monitor BAS for nuisance alarms and eliminating to reduce alarm fatigue.
2. Critical System Adjustments
* Make real-time system adjustments and tuning of chillers, AHUs, and critical environments such as operating rooms, pharmacies, and laboratories.
* Implement system-level corrections to maintain optimal temperatures, humidity levels, and airflows in compliance with healthcare requirements.
* Ensure that all critical areas are operating within set parameters, addressing any deviations promptly.
3. Documentation & Reporting
* Thoroughly document all adjustments, overrides, and resolutions made within the BAS, ensuring proper record-keeping for audit trails and future reference.
* Generate detailed reports on offline points, system adjustments, and performance improvements, submitting them to the ROC Manager.
* Maintain up-to-date records of system configurations and control logic changes.
4. Collaboration & Support
* Collaborate with the ROC team, including controls specialists, network engineers, and HVAC technicians, to ensure all systems are optimized and running efficiently.
* Coordinate/work closely with facility maintenance staff when on-site assistance is required to resolve more complex issues.
* Provide feedback and suggestions to the ROC Manager and engineering team to continuously improve system performance and reduce future offline occurrences.
5. Preventive Maintenance & System Health
* Assist in preventive maintenance scheduling and perform routine checks to reduce the frequency of offline points or controller failures.
* Proactively identify potential issues before they escalate into alarms or critical failures by analyzing trends and system behavior.
* Work closely with the network and controls team to ensure that controllers and sensors are properly calibrated and functioning.
6. Compliance & Critical Environment Management
* Ensure that all adjustments made in critical environments meet healthcare regulations and facility protocols.
* Respond to emergency situations where critical systems (e.g., chiller plants, AHUs in operating rooms) may be malfunctioning, making immediate corrections to prevent downtime.
