ESSENTIAL JOB DUTIES
- CustomerExperienceand Leadership:
- Create andmaintaina safe, respectful, and productive environment for all team membersatthe community.
- Help set a Service Excellence standard and inspiresthe teams to achieve it.
- Promote regular communication and transparency within the Community.
- Manage Move-In and Move-Out experience provided by theCommunityand the overall resident engagement.
- Promote and uphold company values, employeepromise, policies, and initiatives.
- Efficiently handle resident requests and concerns.
- Focus onidentifyingthe challenges early andtakecorrectivemeasuresas necessary.
- Own the employee experience,helpdrive employee satisfaction and elevate team behaviors.
- Maintain a strong connection of the community team toGHP.
- Act as backup totheCommunity Manager when neededincluding,but not limited to,timekeeping management, people management and team leadership.
- May have direct reportsas applicable.
- Assistinmarketingtheapartmentcommunitythroughongoingonlineadvertisement,socialmediainteractionsandcommunityoutreachmarketing.
- Assistin preparing and distributing marketing materials based on established templates and guidelines such as newsletters, pamphlets, flyers, etc.
- Assistinplacing,removing/updatingbanners,balloons,signs,flags,etc.
- Actasasalesrepresentativeforthecommunityandasapointofcontactforprospectiveresidentscallingand/orvisitingthepropertytoinquireaboutleasingavailability.
- Plan and managein-resident events.
- Compute,classifyand record data to keep financial records complete.
- Accept rental payments and post rentsintothe computer system.
- Record monies collected andpreparebank deposit slips on an on-going basis.
- Make daily bankdepositandmaintainrecordof all deposits made, including copies of all checks in deposit.
- Maintain debit,creditand total accounts on computer spreadsheets and databases using specialized accounting software.
- Engage in phone calls, emails, door knocking.
- Update DQ notes in Yardi by the 10thof each month.
- Overseedelinquencies and monitorscollection procedures, as applicable.
- Support the Community Manager in implementation oftimelycollection proceduresin accordance withcompany policies and practices.
- Issue 3 Day Notices to Pay or Quit, withtimelyfollow up on notices.When necessary, forwardappropriate documentson delinquent accounts to the attorney for unlawful detaineractions.
- Collect and verify proof of income for prospective residents,if applicable.
- Assist the Community Manager in all phases of the property operations.
- Assist the Community Manager in designing and implementing resident retention programs.
- Responsiblefortheknowledgeandadministrationofleasingtechniquesandsalesmethods.
- Maintainhighoccupancylevelthroughsupportofandparticipationinleasingactivities,effectivemotivation,keepinginformedofmarketconditions,understandingofcompetitivepricing.
- Adviseresidentsofreferralconcessions(ifpermitted).
- Communicateleasing requirements and community policies to the prospective resident during the leasing process and follow Fair Housing guidelines.
- Prepare and complete lease forms or agreements and collect rentaldeposit.
- Keep abreast of current rental rates, floor plans,locationsand all amenities of the property.
- Maintainhighoccupancylevelthroughsupportofandparticipationinleasingactivities,effectivemotivation,keepinginformedofmarketconditions,andunderstandingofcompetitivepricing.
- Ensure that the “model” and target apartments are readyforshow by visitingthem multiple timesdaily andcommunicatewhen units are not market-ready to the Community Manager.
- Distributeallcompanyorcommunity-issuednotices.
- Knowledge of federal and state wage and hour regulations.
- Preparation of bond packets and/or Section 8,where applicable.
Qualifications

Professional Requirements
- 2-3 years of multi-family property management experience in operations/resident services.
- Experience in bookkeeping preferred.
- 1 year of working knowledge using Yardi software.
- Sales and/or leasing experience.
- General office experience.
- Proficiency in MS Word, Excel and Outlook required.
- Ability to interact effectively with prospects, residents, peers and management.
- Excellent customer service skills.
- Must be extremely organized, detail-oriented and able to multi-task.
Physical Requirements
- Frequently move/traverse, ascend/descend stairs in/around apartment homes and community.
- Constantly operates computer and other office machinery.
- Constantly positions self to bend, stoop, reach, lift.
- Occasionally lift/move/carry up to 25lbs with/without assistance.
- Constantly communicate, converse and exchange information with coworkers, vendors, residents and visitors.
- Constantly works in outdoor weather conditions.
- May be required to drive golf cart.
- May require a valid driver’s license where driving is a necessary job function and alternative transportation isn't feasible.
COGNITIVE OR MENTAL REQUIREMENTS

ELIGIBILITY REQUIREMENTS
- Must have unrestricted work authorization to work in the United States; and
