Job Description & Key Responsibilities This role is responsible for planning and executing remote and on-site examinations of third-party mortgage and investment servicers to evaluate the design and operating effectiveness of their risk management frameworks, business and operational processes, financial reporting controls, regulatory compliance programs, and adherence to contractual servicing guidelines and standards. The Senior Auditor coordinates substantive testing, communicates findings and recommendations to strengthen compliance, financial, operational, and information security controls, and monitors servicer remediation to ensure sustained adherence to all applicable requirements. The role maintains current knowledge of international, federal, and state regulatory requirements governing mortgage servicing and consumer credit. Responsibilities include: The primary function of this role is to conduct servicer reviews and produce clear, well-supported audit reporting. Key duties include, but are not limited to:

  • Plan audit engagements, including the risk assessment, audit approach and scope, preparation of the audit program, and selection of testing procedures and sampling methodologies
  • Apply an advanced understanding of business processes, internal control frameworks (e.g., COSO), risk management, and data security standards to evaluate investment risks and third-party servicer operations
  • Conduct remote and on-site audits of third-party servicers, performing process walkthroughs, control testing, and loan-level file reviews to assess compliance with regulatory requirements, investor and agency guidelines, and contractual servicing obligations
  • Evaluate servicer compliance with applicable federal and state consumer protection and mortgage servicing regulations, including but not limited to RESPA (Regulation X), TILA (Regulation Z), FDCPA, FCRA, ECOA, SCRA, GLBA, and state licensing requirements, as well as Fannie Mae, Freddie Mac, and Ginnie Mae servicing guidelines where applicable
  • Assess the design and operating effectiveness of servicer regulatory compliance controls, including complaint management, loss mitigation, escrow administration, default and foreclosure processing, vendor oversight, and compliance monitoring and testing programs
  • Identify and evaluate complex business, technology, and compliance risks, the internal controls that mitigate them, and any control gaps, deficiencies, or opportunities to improve efficiency and effectiveness
  • Analyze account- and loan-level data to identify process breakdowns, trends, and control failures, and assess their potential impact across the servicing portfolio
  • Review servicer performance against production and service-level expectations, ensuring results are achieved without compromising compliance, financial, operational, or data security standards
  • Prepare clear, concise written audit executive summaries at the conclusion of each audit that state the overall audit conclusion and highlight key observed risks (rated by criticality), control deficiencies, and required remediation items with accountable owners and target completion dates
  • Present audit results to servicer management and internal stakeholders, ensuring audit documentation and workpapers are clear, accurate, and well supported
  • Provide actionable recommendations to the internal Risk Management team to strengthen controls and improve operational efficiency
  • Compile and deliver monthly audit reporting to the Managing Director, Servicer Compliance, summarizing audit activity, findings, remediation status, and emerging risk trends
  • Maintain current knowledge of evolving international, federal, and state regulatory requirements, regulatory guidance, and industry practices, and incorporate changes into audit programs
  • Perform additional duties as assigned
  • Travel extensively, both domestically and internationally, as required
  • Five (5)+ years of relevant work experience conducting third‐party servicer audits
  • Ability to embrace change with a positive approach
  • Requires excellent conceptual, analytical, decision‐making, organizational, and planning skills
  • Ability to prioritize and manage multiple projects simultaneously
  • Proficiency in a Windows environment, with an advanced knowledge of Microsoft Office
  • Excellent verbal and written communication skills
  • Ability to work in a high volume, deadline driven environment, while ensuring compliance with internal policies and procedures
  • Ability to adapt to changing conditions, display original thinking and creativity, and understand organizational strengths and weaknesses
  • Ability to effectively interact and relate to personnel at all levels of the organization
  • Bachelor's degree in accounting, business, finance, or related field required
  • Certification as CPA or CIA preferred
  • Business-fluent English required, Professional Working Proficiency in Spanish preferred
