Conventus is seeking an experienced Associate, Loan Administration – Insurance, Tax and DSCR to join our dynamic team. In this role, you will manage the full lifecycle of investment real estate loans — with a strong emphasis on property insurance compliance, escrow administration, and tax management. We are looking for a detail-driven professional who understands the nuances of hazard, flood, and builder's risk insurance in a mortgage servicing environment, and can ensure our portfolio remains fully protected and compliant at all times.

Responsibilities
Property Insurance Administration
  • Obtain, review, and verify Evidence of Insurance (EOI) across all policy types — including hazard, flood, and builder's risk — ensuring coverage meets loan requirements at origination and throughout the loan term.
  • Monitor hazard insurance policies for adequate dwelling coverage, liability limits, and named insured requirements; identify and resolve deficiencies promptly.
  • Administer flood insurance compliance in accordance with the National Flood Insurance Program (NFIP) and private flood policy standards; verify properties in Special Flood Hazard Areas (SFHA) carry required coverage at all times.
  • Track and manage builder's risk insurance for construction and renovation loans, ensuring active coverage through project completion and transition to permanent hazard insurance at close-out.
  • Initiate and manage force-placed (lender-placed) insurance when borrowers fail to provide required coverage; rescind promptly upon receipt of a compliant borrower policy.
  • Review insurance declarations pages for accuracy — coverage amounts, deductibles, policy periods, mortgagee clauses, and loss payee designations — and request corrections as needed.
  • Manage insurance-related escrow disbursements and reconciliation of insurance escrow sub-accounts.
  • Maintain an accurate insurance tracking system; proactively manage renewal pipelines to ensure zero lapses across the portfolio.
Tax Administration
  • Monitor and process real property tax payments across the loan portfolio, ensuring timely disbursement to avoid penalties, delinquencies, or tax sale exposure.
  • Research and resolve tax delinquencies, tax sale notices, and redemption matters in coordination with title and legal teams.
  • Perform escrow analyses and reconcile tax escrow sub-accounts; calculate and communicate adjustments to borrowers.
  • Coordinate with county tax authorities and third-party tax vendors to confirm payment posting and resolve discrepancies.
Escrow Management
  • Conduct escrow analyses for tax and insurance impound accounts, ensuring proper funding levels and communicating shortage or surplus adjustments to borrowers.
  • Process escrow disbursements accurately and on schedule for taxes, insurance premiums, and other required reserves.
  • Investigate and resolve escrow disputes, shortages, and borrower inquiries with urgency and professionalism.
  • Monitor and evaluate loan performance, delinquencies, and defaults across the investor lending portfolio.
  • Review borrower rent rolls and property income statements to assess whether rental income sufficiently covers loan obligations (Debt Service Coverage Ratio / DSCR).
  • Evaluate loans approaching maturity, capturing exit strategies, refinance options, or extension requests.
  • Generate referrals to the Special Assets Division for non-performing loans.
  • Create, review, and dispatch Reinstatement and Payoff Quotes.
  • Investigate and resolve borrower inquiries promptly; adhere to all SLAs, company policies, and regulatory requirements.
Qualifications
Education & Experience
  • 2+ years of mortgage or lending industry experience required; prior loan servicing experience required.
  • Demonstrated experience managing hazard, flood, and/or builder's risk insurance in a mortgage servicing environment required.
  • Working knowledge of NFIP flood insurance requirements, force-placed insurance procedures, and insurance escrow administration required.
  • Hands-on experience in real property tax administration and escrow analysis required.
  • Familiarity with DSCR or investor property loans preferred — we will train the right candidate.
  • Loan processing or loss mitigation experience preferred but not required.
  • Bachelor's or technical degree preferred but not required.
Skills
  • Thorough understanding of hazard, flood (NFIP and private market), and builder's risk insurance policy requirements.
  • Proficient in escrow analysis, tax tracking, and loan servicing software.
  • Ability to review and interpret rent rolls, income statements, and loan-level financial data.
  • Detail-oriented with strong organizational and time management skills; able to manage a high-volume portfolio and consistently meet SLA deadlines.
  • Experience with AI tools such as Claude a plus, particularly for drafting borrower communications, managing insurance correspondence, and streamlining escrow and tax reporting workflows.
