Job summary

Bourn Companies in Tucson seeks an Associate Development Principal to lead day-to-day execution of complex real estate projects, coordinating cross-functional teams and ensuring deliverables meet schedule and budget.

You will work with the Development Principal, mentor coordinators and associates, and advance projects from market definition through construction, financing, and closing in a fast-paced, entrepreneurial environment.

Qualifications

• Bachelor's degree in real estate, finance, business, construction management, engineering, or architecture.
• 5+ years of progressively responsible experience in commercial real estate development or project management.
• Experience leading development projects across multiple phases.
• Strong understanding of project financial analysis, budgeting, scheduling, design coordination, permitting, and construction management.
• Experience collaborating with architects, engineers, lenders, and equity partners.
• Arizona Real Estate License or ability to obtain one preferred.

Responsibilities

As an Associate Development Principal , you'll serve as the development leader responsible for the day-to-day execution of complex real estate development projects under the direction of a Development Principal. You won't simply support projects, you'll drive them forward by coordinating cross-functional teams, managing project assumptions, overseeing execution, identifying risks, and ensuring critical deliverables remain on schedule and within budget.

This role sits at the heart of Bourn Companies' Development Team. It bridges executive strategy with project execution and is designed for experienced development professionals ready to take ownership of increasingly complex projects while preparing for advancement into a Development Principal role.

Development Team

Our Development Team manages every stage of the development process—from market definition and acquisitions through design, construction, capitalization, marketing, and deal making. As an Associate Development Principal , you represent the operational core of the Development Team. Working closely with the Development Principal, you'll lead daily project execution while mentoring Development Coordinators and Associates. You collaborate with Finance, Design, Construction, Operations, and other internal Development Teams to deliver exceptional project outcomes.

How You'll Spend Your Time Here

• Lead the day-to-day execution of development projects under the direction of the Development Principal.
• Coordinate internal and external project teams to deliver projects on schedule, within budget, and aligned with project objectives.
• Manage project control documents, including schedules, site plans, budgets, pro formas, and key development assumptions.
• Drive market definition, project programming, due diligence, and acquisition activities.
• Oversee design, permitting, construction coordination, and quality throughout project execution.
• Monitor project performance, identify risks, and implement mitigation strategies.
• Partner with Finance to support capitalization, forecasting, reporting, and project financial performance.
• Negotiate legal documents and other development agreements, subject to Development Principal approval.
• Mentor Development Coordinators and Development Associates while fostering collaboration across the project team.
• Communicate project status, risks, and recommendations to executive leadership.

Qualifications

• Bachelor's degree in Real Estate, Finance, Business, Construction Management, Engineering, Architecture, or a related field.
• 5+ years of progressively responsible experience in commercial real estate development, project management, or related discipline.
• Experience leading commercial, mixed-use, retail, office, hospitality, or residential development projects through multiple phases of the development lifecycle.
• Strong understanding of project financial analysis, budgeting, scheduling, design coordination, permitting, and construction management.
• Experience collaborating with architects, engineers, contractors, municipalities, consultants, lenders, and equity partners.
• Arizona Real Estate License or ability to obtain one preferred.
