Job summary

Brookfield Residential in Costa Mesa is seeking a Project Manager to lead housing development efforts for assigned assets. You will assist with due diligence, coordinate design and engineering, secure approvals, and oversee turnover to HOA boards.

Overview

As a member of the Brookfield Properties Development housing team, the Project Manager will manage the housing development for assigned assets. This includes responsibility for assisting with due diligence of any potential land acquisition, coordination of detailed building design and engineering, internal approvals, all required regulatory approvals and permits, and project turn‑over to respective Homeowners Association boards.

Key Responsibilities
  • Assist in evaluating potential land acquisitions, including feasibility studies and financial modeling.
  • Support strategic planning and acquisition for new projects.
  • Coordinate site planning, zoning, and entitlement processes.
  • Manage the design and engineering coordination for day‑to‑day operations on a per project basis. Duties include but are not limited to:
  • Own, develop, and maintain relationships with a broad range of design consultants. Negotiate contracts for services including scopes of work, design standards, cost, schedule and quality.
  • Oversee preparation and review of plans for design standards and cost efficiency. Lead and provide direction to multi‑discipline consultant teams through issuance of construction permits. Manage decision making processes with consulting team.
  • Manage the implementation of Conditions of Approval and other permitting requirements with a key emphasis on understanding significant and impactful conditions.
  • Manage and coordinate the preparation of landscape plans, architectural plans and other design drawings and documents to ensure the design intent and vision for the project is complete, efficient and comprehensive.
  • Act as Point Person for plan check review process of regulatory agencies to maintain expected project schedules.
  • Update and report project changes to leadership team.
  • Ensure complete plan sets, development permits and building permits are available to construction to facilitate business plan starts. Maintain current plan tracking.
  • Prepare project applications for utility connections.
  • Regularly meet with the land and housing teams and public officials to discuss issues associated with the development process.
  • Facilitate field issues with site teams to determine resolution concerning sales, construction and customer experience. Manage resolution of all RFIs and/or delta revisions to improvement plans.
  • Mange the lot of data in NSE and the issuance of sequence sheets.
  • Prepare and manage project budgets, cash flow forecast, and variance reporting.
  • Approve invoices and monitor expenditures of the asset to stay within approved guidance.
  • Provide input on business plans and financial performance metrics.
  • Coordinate Homeowners Association formation to operate within established budget goals. Represent Brookfield on the Homeowners Association (HOA) board of directors through the life of the community.
  • Coordinate turnover of completed projects to HOAs.
  • Ensure all community close out items are coordinated and appropriate approvals are obtained. These include but are not limited to: release of municipal letters of credits and construction completion certificates, condominium turn overs to the homeowners association, lot grading approvals, as‑built drawings, and site completion close out.
  • Review Avid homeowner experience surveys with the neighborhood team and identify any trends in the customer experience needing improvement.
  • Relationships: Develop and maintain positive working relationships with regulatory authorities, other members of industry, consultants and builders. The duties will include but be not limited to: monitoring consultant performance to expected business plan results; maintaining positive relationships with external vendors, regulators and political decision makers; maintaining ongoing involvement with the Southern California land and homebuilding industries through active participation in industry association and develop personal business relationships with peers in the industry.
What You’ll Bring
  • Bachelor’s degree in planning, construction management, civil engineering, or a related field is preferred.
  • 7‑10 years of industry related experience in one or more of residential project management, design, development and/or commercial project management would be required.
  • Proficiency in the skill sets of project management is required.
  • Excellent communication skills both verbal and written.
  • Desire to not only accomplish tasks but to continually improve upon processes and stay current with changes in the industry.
  • Ability to read site and building plans and specifications.
  • Proficient with Microsoft Office applications; familiarity with project management and design software.
  • Strong “hands‑on” manager with good decision making and problem‑solving skills.
  • Excellent communication and team building skills.
  • Flexible and adaptable to rapid change.
  • Strong organizational skills and ability to meet deadlines. Ability to multi‑task to meet multiple deadlines.
  • Willingness to commute to project sites, consultant offices, and public agencies regularly.
  • Willingness to serve on HOA boards, which could be an evening obligation.
  • Willingness to attend City meetings and public hearings, which could be an evening obligation.
  • Valid Drivers License required.
What We Offer
  • Annual Base Salary: $118,000.00 to $145,200.00.
