Job summary

The Scion Group LLC is seeking an Asset Management Associate in Chicago to optimize portfolio performance, drive value at both asset and portfolio levels, and mitigate risk. You will oversee a portfolio of owned assets within a fast-paced, corporate environment, requiring strong analytical skills and proactive communication.

The role emphasizes financial modeling, market analysis, and collaboration with operations, capital, and investment teams.

Qualifications

• Bachelor’s degree in real estate, finance, economics or STEM; MBA or advanced degree is a plus.
• 3-5 years of relevant experience in real estate finance and analytics; prior asset management experience in commercial real estate.
• Advanced analytical skills to convey complex data to internal management and external partners.
• Advanced financial modeling skills and proficiency with Excel, Word, and PowerPoint.
• Job location based at Scion’s Chicago corporate; travel up to 20% of the time.
• Working hours consist of standard daytime business hours, with flexibility during peak periods.

Responsibilities

• Conduct on-site inspections of properties within the portfolio to understand assets, growth opportunities, and communicate concerns to stakeholders when expectations are not met.
• Provide analytical support to determine ROI of redevelopment prospects and other ad hoc property initiatives; implement value-enhancing strategies in collaboration with operations, capital, and investment teams.
• Identify and analyze repositioning opportunities; create financial models to justify major capital improvements and ROI; oversee project scope and rent premiums.
• Complete periodic reporting on capital projects and lease performance; assist in investor-facing financial packages and annual budgeting.
• Track local retail market trends to identify opportunities; work with brokers to increase occupancy; negotiate retail LOIs and manage TI scopes, insurance, CAM, concessions, and tenant services.

This position is responsible for optimizing operational performance, creating value at the individual asset and portfolio level, and mitigating portfolio risk. With direct oversight over a portfolio of owned assets, this position will incorporate a value-oriented approach to improve the long-term financial performance of the portfolio.

The Asset Management Associate will work in a fast-paced, agile, corporate environment. This role demands principled industry knowledge, well-honed analytical skills, a proactive nature, and excellent communication.

Responsibilities:

• Conduct on-site inspections of properties within assigned portfolio to develop a complete understanding of each property, opportunities for growth, and assess Communicate concerns to relevant stakeholders when expectations are not being met.

• Negotiate retail LOIs to determine quality agreements beneficial to the portfolio. Work through TI scopes, insurance compliance, rental rates, CAM charges, concessions, and ongoing tenant customer service.

The base salary range for this full-time position is base + bonus + benefits. Our salary ranges are determined by role, level, and location. The range displayed on each job posting reflects the minimum and maximum target for new hire salaries for the position across all US locations. Within the range, individual pay is determined by work location and additional factors, including job-related skills, experience, and relevant education or training.
