Job summary

Qualifications

  • Bachelor’s degree in real estate, finance, economics or STEM; MBA or advanced degree a plus.
  • 3–5 years of real estate finance and analytics experience, with asset management in commercial real estate.
  • Strong analytical skills with ability to convey complex data to internal management and external partners.
  • Advanced financial modeling skills; proficiency with Excel, Word and PowerPoint.

Responsibilities

  • Conduct on-site inspections of properties within assigned portfolio to understand opportunities and risks and communicate concerns to stakeholders.
  • Provide analytics to determine ROI of redevelopment prospects and other ad hoc property initiatives; implement value-enhancing strategies with corporate teams.
  • Identify and analyze repositioning opportunities; create financial models to justify major capital improvements and ROI.
  • Complete periodic reporting on capital projects and retail lease performance; assist in investor-facing financial packages and annual budgeting.
  • Track local retail market trends and work with brokers to increase portfolio occupancy.
  • Negotiate retail LOIs; manage TI scopes, insurance, CAM charges, concessions, and tenant service.

Job description

Scion is paving a path in student living and we’re seeking a talented Asset Management Associate to join us in executing our vision. This position is responsible for optimizing operational performance, creating value at the individual asset and portfolio level, and mitigating portfolio risk. With direct oversight over a portfolio of owned assets, this position will incorporate a value-oriented approach to improve the long-term financial performance of the portfolio.

The Asset Management Associate will work in a fast-paced, agile, corporate environment. This role demands principled industry knowledge, well-honed analytical skills, a proactive nature, and excellent communication.

Responsibilities:
  • Conduct on-site inspections of properties within assigned portfolio to develop a complete understanding of each property, opportunities for growth, and assess Communicate concerns to relevant stakeholders when expectations are not being met.
  • Provide analytical support to determine the ROI of redevelopment prospects, and other ad hoc property Implement appropriate value enhancing strategies through collaboration with corporate operations, capital, and investment management teams.
  • Identify and analyze repositioning Create financials models to justify major capital improvements and repositioning strategy. Opine on project scope, anticipated rent premiums, and own the ongoing implementation to ensure ROI is met.
  • Complete periodic reporting on capital project and retail lease performance. Assist in creating investor facing financial packages on a quarterly basis. Contribute to the annual budgeting process.
  • Track local retail market trends to identify competitive business opportunities, work with local brokers to increase overall portfolio occupancy.
  • Negotiate retail LOIs to determine quality agreements beneficial to the portfolio. Work through TI scopes, insurance compliance, rental rates, CAM charges, concessions, and ongoing tenant customer service.

Qualifications:
  • Bachelor’s degree in real estate, finance, economics or other STEM MBA or advanced degree is a plus
  • 3-5 years of relevant experience in real estate finance and analytics; Prior experience specifically with asset management in commercial real estate
  • Advanced analytical skills with an ability to convey complex datasets and information to internal management and external partners
  • Advanced financial modeling skills and advanced proficiency with Microsoft Excel, Word, and PowerPoint
  • Job location is based at Scion’s Chicago corporate Willingness to travel up to 20% of the time.
  • Working hours consist of standard daytime business hours, with flexibility during peak

The base salary range for this full-time position is base + bonus + benefits. Our salary ranges are determined by role, level, and location. The range displayed on each job posting reflects the minimum and maximum target for new hire salaries for the position across all US locations. Within the range, individual pay is determined by work location and additional factors, including job-related skills, experience, and relevant education or training.
