Job summary

LivCor LLC is seeking an Associate, Asset Management to support the Florida portfolio. The role can be based in Chicago or Atlanta and focuses on maximizing the value of Florida assets.

You will collaborate with internal teams and external partners, preparing business plans and underwriting for valuations. This position requires 3–5 years in real estate investment, solid finance knowledge, and strong communication and team-player attitude.

Qualifications

  • Bachelor's degree or equivalent in Business, Finance or Real Estate.
  • 3–5 years of real estate investment experience.
  • Familiarity with real estate finance, operations and analysis.
  • Excellent verbal and written communication.
  • Strong interpersonal and cross-functional collaboration skills.
  • Understand quantitative data, trends and market reports.
  • Knowledge of multifamily operations and value-add opportunities.

Responsibilities

  • Assist with oversight of a portfolio of assets and assess economics and capital-market opportunities.
  • Collaborate with internal teams and partners to optimize portfolio performance.
  • Prepare asset strategy reviews and guide asset and operating teams.
  • Prepare underwriting for valuations, dispositions, and hold/sell analyses.
  • Provide analytical support for investment positioning and risk factors.
  • Participate in property visits and market tours to gain submarket insight.
  • Develop long-term capital plans aligned with the business plan.
  • Assist in acquisition underwriting and due diligence as needed.
  • Engage with local industry organizations and maintain networks.

Job Description

LivCor is seeking an Associate, Asset Management to support the Florida portfolio. The Associate will be based in either Chicago or Atlanta, and will aid in maximizing the value of the company’s Florida assets.

What you will do:
  • Assistwith oversight of a portfolio of assets,identifyingthe economic viability and capital-markets outcome opportunity for each
  • Collaborate with various internal teams, and as applicable third-party operating partners, tooptimizeportfolio performance
  • Prepare the asset strategy review (business plan) for assigned assets andassistin guiding the asset and operating team through the plan
  • Prepare underwriting for property valuations, dispositions, & hold/sell analyses
  • Provide analytical support in understanding all critical aspects of the asset’s investment positioning, including proactively solving for any obstacles that might hinder a sale such as JVs, ground leases, commercial components, tax considerations,and others
  • Participate in property visits and market tours to build operating relationships and gainexpertisein submarket dynamics
  • Assess capital needs and work with capital team to develop a long-term plan thataligns withthe business plan
  • Assessrepositioning&unit upgradeopportunitiesand work with various internal teams to ensure success of said programs
  • Participate in the development ofannual operating and capital budgetsto aligninvestment strategies and objectives
  • Supportas neededon acquisition underwriting, providing market and leasing assumptions andparticipatingin other due diligence activities, as necessary
  • Active participation in local industry organizations is encouraged.
  • Maintain an extensive network of industry relationships to say current on regional and local market trends
  • 20-25% travelrequired
Qualifications

What you should have:

  • Bachelor’s degree, preferably in Business, Finance, Real Estate, or other relevantarea.
  • 3 -5years ofreal estate investmentexperience, supporting either FPA, Investments, or Asset Management
  • Familiarity with the general principles of real estatefinance, including operations and analysis, budgeting, financial reporting, cash management,general accounting, and NPV/IRR analysis.
  • Effectivecommunicationskills,both verbally and in writing
  • Stronginterpersonal, communication,and listening skills tobuildstrong working relationships with all levels of management andacrossfunctional teams
  • Ability to understand and interpret quantitative data, trends, and market reports
  • Understanding ofmultifamilyoperations, value-add opportunities, marketknowledge,and competitorpositioning
  • Solutions-oriented,motivated, team-playerthat thrives in a fast paced, dynamic environment with multiple and evolving priorities and deadlines

Base Compensation Range:

$120,000 - $140,000 annually. Thisrepresentsthe presentlyanticipatedlow and high end of the Company’s base compensation range for this position. Actual base compensation range may vary based onvarious factors, including but not limited to location and experience.

Total Direct Compensation:

This job is also eligible for a discretionary bonus on an annual basis.
