Job summary

Morningside Elite Management is hiring a Maintenance Assistant / Porter to sustain building and grounds at our community. This full-time role runs M-F from 9:00 AM to 5:00 PM, reporting to the Director of Plant Operations.

You will handle routine maintenance and respond to work orders to keep residents safe and comfortable. Responsibilities include preparing units for occupancy, performing plumbing/electrical tasks, and adhering to safety protocols.

Qualifications

• High School Diploma or equivalent required.
• 1–3 months related experience or training preferred.
• Ability to perform general maintenance tasks and follow safety procedures.

Responsibilities

• Respond to and complete resident work orders, ensuring quality of service.
• Prepare apartments for move-in as assigned.
• Perform maintenance projects including plumbing and electrical work, carpentry, painting and repairs.
• Know and follow property safety and emergency plans; respond to emergencies promptly.
• Maintain cleanliness and organization of shops and storage areas.

Maintenance Assistant / Porter - Summary

Ensures the maintenance and upkeep of the building and grounds through routine procedures and special work orders. This position reports to the Director of Plant Operations.

Maintenance Assistant / Porter - Responsibilities

• Responds to and completes resident work orders, ensuring quality of service to


• maximum resident satisfaction.


• Performs work needed to ready apartments for move-in as assigned.


• Performs general maintenance projects as assigned, including installations and repairs involving plumbing and electrical equipment, carpentry work, painting, equipment repair, snow removal and outside landscaping maintenance.


• Knowledgeable of all property emergency, safety/disaster plans and procedures.


• Responds promptly to emergencies.


• Maintains office, shops, storage and mechanical areas to Morningside Elite


• Management standards.


• Attends all required training, in-service, and staff meetings.


• May provide transportation services for residents.


• Strives to maintain a safe working environment through the prevention of accidents, the preservation of equipment, and the achievement of safe working practices.


• Maintains a positive and professional demeanor toward residents, visitors, families, and co-workers.


• Adheres to all policies and procedures of Morningside Elite Management.


• Performs other duties as assigned.

Maintenance Assistant / Porter - Requirements

A High School Diploma or General Education Degree; or one to three months related experience and/or training; or equivalent combination of education and experience.
