Job summary

Carleton Living seeks an Assistant Service Manager to oversee maintenance at Robison Terrace in Texarkana, TX. Responsibilities include HVAC, drywall, appliance, electrical, plumbing, and general upkeep for a 130-unit property.

You will report to the Community Manager, manage work orders, and assist with unit turnovers. Relevant HVAC certs and a valid license are essential; on-call duties apply.

Qualifications

• High school diploma or equivalent required.
• EPA Type II HVAC certification preferred.
• Minimum 3 years experience in multifamily maintenance with public-contact exposure.
• Valid driver’s license and current vehicle insurance.

Responsibilities

• Report observed problems to the Community Manager.
• Maintain grounds, hallways, garages and parking areas; keep clean and orderly.
• Assist management with curb appeal activities and model units.
• Complete assigned maintenance work orders.
• Analyze work orders for patterns and long-term issues.
• Perform HVAC, electrical, plumbing, carpentry and related upkeep tasks.
• Assist with turning vacant units within 3 business days and report status.
• On-call for emergencies on a 7-day rotating basis.
