Job summary

Coastal Ridge Real Estate is seeking an Assistant Property Manager to support leasing production, financial oversight, and exceptional resident experiences at a student housing community in Statesboro, GA. You will work under the Property Manager, leading tours, processing applications, and helping drive occupancy and cash flow.

The role requires leasing/sales experience, knowledge of multifamily housing, and proficiency with Entrata/OneSite/RealPage.

Qualifications

• Leasing and sales experience required.
• Leasing manager experience preferred.
• Familiarity with multifamily housing helps.
• Proficiency with property management software (OneSite/Entrata/RealPage).
• Intermediate Excel skills desirable.
• Willingness to obtain licenses/certifications as required.

Responsibilities

• Enter, contact, and follow up on leads in Entrata.
• Greet prospects, conduct tours, close leases, and process applications and screenings.
• Monitor resident renewals and renewal efforts.
• Maintain clubhouse, model units, and tour routes to high standards.
• Understand property features and market positioning and communicate value.
• Support leasing team and marketing objectives with tools and resources.
• Monitor competitive landscape and update records of market offerings.
• Address resident concerns professionally and promptly.
• Assist with marketing events and resident engagement activities.
• Ensure timely posting of rent and vendor payments to maintain cash flow.
• Address delinquent accounts, issue late notices, and coordinate evictions when necessary.
• Assist Property Manager with weekly/monthly financial reports and close out books.
• Serve as acting Property Manager in their absence.
