Assistant Property Manager

Department: Property Management

Reports to: Property Manager(s) and Executive Vice President of Property Management

Employment Type: Full-time; In-office

Job Summary

The Assistant Property Manager will play a key role in supporting the effective management of commercial real estate properties. This role involves a wide range of responsibilities in property management, such as building operations, tenant relations, budget management, and project oversight. The Assistant Property Manager works in an office setting and performs regular property inspections; reliable transportation is required.

Key Responsibilities

• Tenant Relations & Lease Compliance:
• Monitor tenant activities to ensure adherence to lease terms and security requirements.
• Respond promptly to tenant service requests and address any concerns in assigned buildings.
• Property Inspections & Maintenance:
• Conduct bi-weekly inspections of assigned properties, prepare monthly reports, and address janitorial or maintenance deficiencies.
• Take corrective actions for any issues identified during property inspections.
• Vendor and Contract Management:
• Define service contract requirements for areas such as custodial services, grounds maintenance, security, and more.
• Prepare service contracts.
• Solicit bids, evaluate vendor proposals, and oversee contractor performance.
• Financial & Budget Management:
• Review accounts receivables and assist with rent collection.
• Assist in the development of annual budgets for assigned buildings.
• Track and manage financial expenditures to ensure budget compliance.
• Additional Duties:
• Perform other tasks as required by property management leadership.

• Bachelor’s degree or Associate’s degree with relevant experience.
