Overview

Bradley Company continues to grow, and we are seeking a highly motivated and experienced affordable housing Assistant Property Manager. Our Assistant Property Manager works closely with the Property Manager and their staff to give our residents a safe, warm-welcoming place to call home. This role will take account for the day-to-day property operations, leasing, and providing exceptional customer service for our current and future residents by encouraging long-term retention.

Hours:

Monday through Friday, 8:00am – 5:00pm

Essential Functions and Responsibilities
  1. Ensure resident compliance with lease terms and building regulations, including use of common areas
  2. Conduct regular inspections of common areas, buildings, units, and grounds; identify and address maintenance, safety, and cleanliness issues
  3. Draft, review, and manage lease agreements ensuring tenants understand lease terms and facilitate lease renewals
  4. Coordinate move-ins and move-outs, including inspections, paperwork, and ensuring a welcoming environment
  5. Assist with preparation of move-in/move-out notices, security deposit refunds, invoicing, and bad debt collections
  6. Handle rent collection, preparation of late and termination notices (with Property Manager approval)
  7. Monitor work orders, follow up on completed requests for timeliness and customer satisfaction
  8. Assist with lease renewals, administrative tasks, and preparation of monthly newsletters
  9. Serve walk-in residents, assisting with rent payments, work orders, signing paperwork, and applications
  10. Assist with drafting lease violation and eviction notices (with Property Manager and Regional Property Manager approval)
  11. Manage accounts payable upload and distribution into the accounting system
  12. Provide professional leadership and support to the property management team
  13. Organize community events or initiatives to foster tenant engagement and manage amenities like pools, gyms, and common areas
  14. Perform other duties as assigned
Qualifications and Requirements
  1. Strong working knowledge of affordable housing required
  2. Minimum of 1 year of Assistant Property Manager experience
  3. Excellent communication, organizational, interpersonal, and time management skills
  4. Ability to work independently and as part of a team
  5. Proficient in Microsoft Office and property management software
  6. Valid driver's license and automotive insurance
  7. Fair Housing training to be completed within 90 days of hire and annually thereafter
