We are seeking an Assistant Property Manager to support property management and financial objectives across Fort’s managed portfolio. The ideal candidate can oversee multiple properties at peak performance.

RESPONSIBILITIES

  1. Perform routine inspections and coordinate repairs with vendors.
  2. Manage tenant service requests related to property operations and administration.
  3. Maintain the tenant work order system.
  4. Assist with property-related document administration, including memos, reports, proposals, and projects.
  5. Support Leasing Representatives to maintain high occupancy and tenant retention.
  6. Assist in annual budget preparation and development.
  7. Help manage capital expenditure projects.
  8. Maintain service contracts, track expirations, and prepare bid packages.
  9. Read and interpret legal documents and service agreements.
  10. Control operating expenses.
  11. Assist with monthly billing, tenant billing adjustments, and collections.
  12. Coordinate rent collection and follow-up on delinquencies.
  13. Build and maintain positive relationships with tenants, vendors, and contractors.
  14. Communicate technical and financial information effectively to maintenance staff, tenants, and management.
  15. Track insurance certificate expirations, request renewals, and ensure compliance.
  16. Process vendor invoices.
  17. Maintain building security and document incidents.
  18. Perform additional duties as assigned.

REQUIREMENTS

  1. At least 2 years of property management experience.
  2. Bachelor’s degree preferred but not required.
  3. Intermediate skills in Microsoft Office and Yardi.
  4. Knowledge of relevant local, state, and federal laws is preferred.
  5. Understanding of safety, risk management, and preventative maintenance.
  6. Ability to plan projects within budget and time constraints.
  7. Strong customer service skills for effective communication with tenants.
