Job Description

The Assistant Property Manager's primary responsibilities include motivating and encouraging Leasing Consultants in leasing tasks; compiling, understanding, and utilizing market information on an ongoing basis; and preparing for advancement to Property Manager. The position reports directly to the Property Manager.

The main focus shall include, but not be limited to:

  • Collecting rent timely and ensuring revenue data is correctly posted.
  • Filing evictions when applicable, and being informed of local laws.
  • Issuing lease violations when necessary and working with the property manager to meet community guidelines.
  • Reviewing and approving applications, ensuring proof of income and applications meet qualification guidelines.
  • Auditing move-ins, ensuring payments and documentation are complete.
  • Ensuring residents' billing is accurate.
  • Completing monthly reports as per company guidelines.
  • Familiarity with the property budget, assisting in bill preparation and approval.
  • Troubleshooting and resolving resident issues before escalation.
  • Assisting with leasing and property tours.
  • Handling escalated service requests and maintaining customer service standards.
  • Working with the property manager to meet occupancy and leasing goals.
  • Assisting with resident functions and renewals.
  • May require working one weekend per month.
Qualifications
  • Valid Driver's License
  • 1+ years of experience in property management or real estate preferred
  • High school diploma required; post-secondary education preferred in business or property management.
Skills, Knowledge, and Abilities
  • Excellent computer, verbal, math, and reasoning skills
  • Strong negotiating and sales abilities
  • Leadership, interpersonal, and organizational skills
  • Effective time management and attention to detail
  • Knowledge of Microsoft Office, internet, email, social media, and property management software (e.g., Onesite, Yardi, etc.)
  • Understanding of business practices and ability to handle multiple projects
  • Ability to cope with stress, maintain confidentiality, and work independently or in a team
  • Flexible to work evenings, weekends, and holidays as needed
