Milhaus is seeking an Assistant Project Manager to support the Project Manager in budgeting, planning, scheduling, and buy-out for a multifamily construction project.

You'll collaborate with Owners, Development, Project Engineers, Superintendents, Architects, engineers, subcontractors, and other General Contractors to deliver projects on time and on budget, consistent with Milhaus standards. This role provides growth as project management skills expand.

Qualifications

• BS or higher in Engineering, Construction Management, or related field.
• 3–8 years in multi-family and/or commercial construction with PM, scheduling, and budgeting.
• Experience with pre-construction or estimating is preferred.

Responsibilities

• Lead scheduling and budgeting with Project Manager and Superintendent.
• Bid projects and coordinate subcontractor contracts and material purchases.
• Prepare cost estimates with Pre-Con team and solicit bids.
• Monitor OSHA standards and site safety reporting.
• Maintain document control: RFIs, submittals, change orders.
• Assist with design team coordination and pre-construction efforts.

The Assistant Project Manager will assist the Project Manager in the budgeting, planning, scheduling, and buy-out of the construction project. This role includes communicating and collaborating with Owners, Development, Project Engineers, Superintendents, Architects, Engineers, Subcontractors, and other General Contractors/Construction Managers. The position will work closely with the Construction team, Development team, and Property Management team to ensure the projects are delivered On Time and On Budget and are consistent with Milhaus standards. The Assistant Project Manager will take on responsibilities from the Project Manager as project management skills are learned.

Key Job Duties and Responsibilities:

• Team closely with the Project Manager and Project Superintendent to lead all aspects of a construction job. Play a role in developing the schedule and budgets for the project.
• Bid projects and aid with contracting with all subcontractors and purchasing of all materials for each assigned project
• Prepare cost estimates for proposals and bids in conjunction with the pre-con team. Solicit bids and estimates from subcontractors and suppliers. Prepare work scopes, subcontracts and purchase orders
• Monitor all OSHA Construction Safety Standards including reporting
• Prepare or aid in preparation of outline specifications and proposals for Pre-construction projects
• Cost evaluation and plan review of pre-construction proposals and projects
• Ownership of all project documentation, tracking and submittals, including: all RFIs, inspection report logs, notes from OAC meetings, submittal packages, and change order coordination. Construction Document (CD's, Architectural/Civil Plans) control and filing including RFI's, ASI's, CCD's document coordination including working with consultants, architects, engineers, etc.
• Enforce that project specifications and design are met and adhered to
• Assist Project Manager in review of actual costs of each project based on information provided by the Accounting Department and project monthly "cost tracking" forecasts
• Assist with the bid process and GMP process. Set the standard for scope of work definition, package creation, plan room process, and bid tabulation.
• Help to manage the design teams in cooperation with the pre-con team, working closely with the Developers through the process.
• Create pre-qualification standards and process for MC vendors in various markets.
• Lead in solution minded value engineering that balances the costs, full life cycle costs, schedule, maintenance, and initial development requirements.
• Review each phase of documents and fills gaps in scope while providing trackable feedback in a collaborative manner that sets the standards for document quality
• Other duties as assigned.

Requirements

• Bachelor's degree in Engineering, Construction Management or related field
• Three to eight years proven experience in multi-family and/or commercial construction operations, including project management, scheduling and estimating/budgeting.
• Prefer experience implementing the pre-construction or estimating of complex construction projects.
• Experience building and developing subcontractor relationships
• Experience with multiple delivery methods
• Field management experience and/or construct-ability understanding
