Job Description

We are seeking an Assistant Project Manager (Multifamily Construction) to support the Projects Executive (or Project Manager) in all facets of project execution. This role acts as a liaison among the architect, engineer, and subcontractors.

Who you are

You have mastered Project Controls, including RFI, submittal process, change tracking, ASIs, and more. You are proficient in communication, both written and verbal. You can interpret plans and specifications fluently. Your organization skills enable you to manage multiple tasks and projects simultaneously.

What you’ll do

  • Coordinate with architects and contribute ideas for construction procedures and details
  • Analyze drawings, specifications, proposals, and site evaluations to assist in developing schedules and tracking costs
  • Collaborate during pre-development to suggest construction and design improvements
  • Handle administrative tasks such as subcontractor bidding, project cost updates, and document reviews
  • Resolve field issues promptly
  • Assist Project Managers with project start-up, buyout, change orders, payment requests, invoicing, and budgeting
  • Develop subcontracts and procure permits
  • Address problems and troubleshoot on-site
  • Review system functions with subcontractors
  • Suggest improvements for project efficiency
  • Manage RFIs and submittals, ensuring logs are up-to-date
  • Ensure documentation procedures are followed (e.g., as-builts, permits, warranties)
  • Review invoices and change orders timely
  • Maintain project documentation including as-builts, logs, and reports
  • Coordinate lender inspections and contract scope documentation
  • Update contract document indices and inspection reports
  • Maintain transmittal and tracking logs
  • Set up and manage job files
  • Support ongoing company success by attending scheduled work
  • Perform other duties as assigned

What you’ll bring

  • Degree in construction management, civil engineering, structural engineering, or mechanical engineering
  • Project experience on jobs exceeding $15 million
  • At least 7 years of relevant work experience
  • Proficiency in Excel, Word, MS Project/Primavera, Prolog/Constructware, Procore or equivalent
  • Experience in commercial and/or multifamily projects
