WHAT YOU CAN EXPECT:

This position reports to the assigned Project Manager and/or Project Executive. The primary function of the Assistant Project Manager (APM) is to assist the project team with the administration and management of all activities associated with the construction project. The APM will be responsible for providing the highest level of service and quality while expertly executing the lifecycle of projects from construction through close out. An Assistant Project Manager may also be assigned overall responsibility for a smaller project where appropriate. The Assistant Project Manager will be expected to maximize profits on each project. This role will be responsible for creating positive relationships with the client, broker, and subcontractors to drive repeat and new business. The Assistant Project Manager will be expected to drive a portion of the company’s revenue through business development and execute the projects awarded.

The Assistant Project Manager will handle the following responsibilities:

  • Complete full project responsibility in all areas of construction and construction management
  • Meets and/or exceeds billing goals on each project including but not limited to SOV, subcontractor application review, management of draft and finalize tracking for the client invoice process
  • Assists Accounting to review and determine payment invoices and ensures timely and complete payments
  • Supervise the management of material tracking (procurement)
  • Assists and maintains realistic schedule and schedule updates alongside the Project Managers & Superintendents
  • Document and routinely communicate schedule changes with clients and project team members
  • Manage the punch list and project closeout functions
  • Oversee the preparation and maintenance of the submittal logs
  • Oversee the preparation and maintenance of the procurement log
  • Represent Casco at Owner, Subcontractor coordination meetings
  • Attend project meetings; host project meetings as required
  • Manage document control as it pertains to a specific project (RFIs, Submittals, meeting minutes, material tracking, etc.)
  • Demonstrates responsibility for excellent project quality by meeting and/or exceeding plans specifications, codes, and approved shop drawings
  • Awards and issues complete and accurate subcontracts in a timely manner
  • Manages subcontractors and controls scope of work
  • Identifies scope inclusions and exclusions when bidding and awarding projects to subcontractors and vendors
  • Take responsibility for change order management
  • Negotiate Change Orders as required
  • Routinely communicates, and in a detailed manner, with clients and project team members to ensure project execution is at the highest level
  • Promptly addresses problems, challenges, and course correction
  • Ensures that the project kick-off is coordinated with field team and that safety is upheld to the highest standard
  • Understands projected financials and tracks progress
  • Displays adept and very knowledgeable guaranteed maximum price (GMP), Stimulate Sum (LS) and/ or any contract type
  • Coordinates projects that are Design-Build with the Design team
  • Understands the difference in contract types and contract
  • Assists and identifies contractual risk when negotiating project contracts
  • Maintains accurate job cost reports, including profit projections
  • Efficiently hosts and runs all OAC meetings and subcontractor/vendor coordination meetings
  • Trains, develops, and conducts performance reviews to include regular check-ins with all support staff assigned under supervision

YOU WILL HAVE THE FOLLOWING SKILLS AND EDUCATION:

  • Bachelor’s degree, concentration in Construction Management, Construction Engineering, and/or Civil Engineering
  • A minimum of 4 – 6 years of appropriate construction project management experience
  • Competency with Microsoft Office Programs (Word, Excel, PowerPoint, Outlook, Projects)
  • Mastery of company software (Procore and Sage 100 Contractor)
  • Extreme attention to detail and follow through
  • Possesses adept knowledge of all principals of construction, methods, techniques, print reading, contracting, and construction management
  • Thorough understanding of construction administration process, including contracts, construction documents, schedules, RFI’s, submittals and material procurement

The US base salary range for this full-time position is $85,000 - $98,000 annually. Full time positions will be eligible for a full healthcare benefit package after 60 days of employment and a safe harbor company 401k match starts after 90 days of employment. Our salary ranges are determined by role, level, and location. Individual pay is determined by work location and additional factors, including job-related skills, experience and relevant education or training. Full-time is defined as regularly working 30+ hours per week.
