Job Description
Large GC looking for an Assistant Project Manager to work on large affordable multifamily construction renovations throughout Cincinnati, OH.
Primary Responsibilities:
- Preparing comprehensive scopes and RFPs
- Estimating projects
- Creating, managing, and maintaining comprehensive project schedules
- Executing subcontractor bidding procedures, including developing scopes of work, bid lists, and unit cost bid comparisons
- Interfacing with the owner and/or owner’s representative on schedule, requisitions, and critical project issues
- Creating and managing correspondence, RFIs, change orders, etc.
- Motivating, developing, and maintaining subcontractor interest in the project(s)
- Preparing and monitoring project budgets
- Preparing AIA payment application documents
- Coordinating with local building departments to obtain permits and managing project closeout with officials
- Managing construction scheduling, sequencing, anticipating long lead items, and recognizing critical paths
- Managing and administering owner change orders
- Scheduling and conducting meetings with owners, architects, and construction managers, including preparing and distributing minutes
- Holding weekly production and safety meetings; monitoring site safety
- Reviewing jobsite progress with a focus on quality and conformance to drawings and specifications
- Reviewing subcontractor requisitions monthly
- Creating and maintaining field reports using field reporting software
Skills/Qualifications:
- 1-3 years of project management experience
- OSHA-10 certification
- Bachelor’s degree in engineering, construction management, or a related field is a plus
- Computer proficiency; Timberline experience is a plus
- Excellent verbal and written communication skills
- Thorough knowledge of the construction process, management techniques, methods, and materials
- Good judgment with the ability to make timely and sound decisions
- Ability to work independently and as part of various teams and committees
- Demonstrated ability to plan and organize projects
- Ability to process requests quickly and efficiently
- Ability to provide excellent customer service
- Efficiency and accuracy in a fast-paced environment
- Strong work ethic, self-motivated, and proactive
- Deadline-driven
